Potential means the population have urge to stay over there and more of commercial activities.
Not buy to keep hoping people will go stay.
people tend to cheat themselves on what they are buying is potential.
Everyone is doing like this in Malaysia.

The fact is it may not happen as you think.

Cyberjaya 10 years ago everyone say potential.
10 years now also call potential.

Dengkil development 10 years ago compare to cyberjaya how?
Which one "look" more potential?

Just think deeply in my statement smile.gif

you don't speak about fact mate. Cyberjaya is no longer potential anymore now.. it has malls coming up and MRT connected to the city. People who debate on the basis of their assumption is not only misleading to other people but at times can create alot of frustration to other people thinking why people never research about a place but speak out just what one thought? your thought doesn't mean is true ok? what is true is the fact. Otherwise the sharing and debate will go no where because your thought about a place is just own assumption but the reality is that, it's the reverse of what you think.

Good potential means it has the right ingredients to do better than what it already has. For example, a good rock can be made into a invaluable diamond.

However, regardless of how high potential a property has, it does not guarantee success. Buyers do not "cheat themselves  ", they evaluate the potential of a property and decided to invest and took the risk.

I feel like it is much easier to make comments than actually spend some time to find out for facts. I do not mean that I know everything, only saying please put some effort before you buy, of course it is for those who are actually looking...

Thing very easy to judge, by population movement.
Population tend to spread when the area is fully tense and pack.
In 1980, Kl is getting tense and hence people move to PJ,
In 2000, People move far then PJ that is Puchong. Then Puchong start to boost.
Dengkil is around Cyberjaya.
Now the developer most focus is to develop Cyberjaya city centre.
City centre haven't full how to make the outer area boost?

Even now Cyberjaya population is still half died.

Asking your colleague who prefer to stay in Dengkil, you will know the answer. smile.gif
You want bought the potential that need take for 10 years or longer?
or to double your profit in less than 5 years?

i don't ask my "colleagues" for property advice, cos they are not doing anything related to property!

and you judge based on your personal observation, and when i say it isn't right, does it make your judgement wrong solely based on my comment? and on a side note, i have nothing against your judgement, i just feel it is irrelevant from a person who hasn't put any effort.

KL people don't just move to PJ when KL was "full" (your opinion), they also go kepong, cheras, setapak, subang, shah alam. and Cyberjaya, half died or half alive, you still don know yet. I'm not invested in that area i keep it to the pros to decide.

I hope that our next discussion is constructive and helpful ya wink.gif tq

let's time prove it on the population movement.
10 years later we can relook and comment this post on Dengkil development smile.gif

I also hope that time Cyberjaya is fully developed and lots of people moving in.
then Dengkil only got chance.

One thing is nowadays people buy property based on developer brand.
Far away area also sell high high smile.gif

Existing supply volume in cyber not enough for the young gen?

From what I see, supply more than demand, many units no lights at night yet

So the people move to buy in Dengkil property developed by branded developer which have potential.
