yeah they din't tell me when i went and sign s&p that time..just told me the charges only and after kept quiet lol..

i din't nego yet cause at that time cos dunno can finance together with loan or not.

If Bandar Malaysia (sitting on the Sg Besi airport land) really looks like this in the future, Palace Court units facing KLCC will have some spectacular view..

Bros share this with you regarding loan legal fees:

went to nego with YCPang yesterday..must say that it is not a good experience...very reluctant to give discount..giving all sorts of excuses etc....

for those who r dealing with Alex, he has no authority to give much discount..go for the bosses. Even the bosses acting skills are top notch say kenot discount..after much negotiation in the end i got 20+%.

Personally i fee their attitude and service level is no good. They are only good when u sign the documents and handing over the cheque.. But when u request for discount..all the playacting comes out.. lol

i think that's a compulsory thing that the lawyer has to give that 40% discount as this is a new project and still under construction.. if i'm not mistaken it's governed by the Schedule H..

Ask them why the other panel lawyer, Michael Chen is willing to give 40% discount but he (YCPang) is so reluctant. And file a complaint to BHL. BHL assigned the panel lawyers, there shouldn't be any double standard in any issue.

To be fair, they are supposed give up to 30%. Anything more than that is their prerogative.Legally they are not supposed to give discount.And developer has no say in this.

Wish they assign me your lawyer instead of this YCPang..Their approach to this deal is if u dint ask for discount, they wont give u. And the best part is they never go through with you the bill and inform u regarding their fee until my banker inform me of their invoice.

All in i got about 25% discount so if they want to haggle and defensive for that remainder i just let them be. Just no more referrals lor next time:)

I haven't sign mine. Just curious, how do you lock down the 25% discount? Any black and white from them or they issued a cheque on the spot? First timer here.haha

I have just viewed on this property development and found myself with few comments if anyone interested to buy.

1. Background of the developer is somehow a worry for me as they have no experiences so to me just an ABC company who want to use public money help to develop and it is not even able to do massive advertisement.

2. Price per sf is low compared to others condo nearby but I guess just because the leasehold land come with lower cost.

3. The show unit is no solid with actual details such as the wall is just partition. If it is a good developer they will give you what you can see.

4. Personally went to the site and found that the site is okey, because it is not directly facing the low cost flat and just the empty land will be a worry. And even Tower B is 20k higher price, but to me the view of it will be much better.

5. Just love the location because it is quite convenience.

6. Just able to provide one year service with the maintenance so it might not be that reliable on its security.

For the lawyer fee discount, you can try to ask your banker to see if there is any other lawyer that can give better discount or not, usually they have a few lawyers contact. My banker sent me a lawyer quotation few days later after I asked but I go back to panel lawyer at the time because it's few hundreds cheaper, in fact the lawyer that banker introduced is cheaper because panel lawyer quotation at the time got 20% disc on FA stamping for islamic package but in fact mine is not islamic loan... Too late when I realized it. sad.gif

And better to ask for a quotation from lawyers to compare, they charge differently for disbursements also. Don't just look at the discount, they can give you good discount but charge you high for the disbursement and misc, end up you might be paying more! wink.gif

They won't give you black and white for the discount, everything have to talk over phone. Just call them up and ask for the discount rate. When you going to issue them the cheque, ask them for the total amount that you need to put on the cheque, no cheque from them for the discount.

Well, I had the lawyer fee finance into the loan package, but in a seperate offer letter from the same bank that gave me the loan.

It goes like this: since my lawyer fee was financed into the housing loan, they would raise a bill (the lawyer fee) to the bank. The bank then would ask the purchaser to sign the offer letter (which includes the lawyer fee). So when the money is disbursed, the lawyer would get the portion they bill from the bank. So when I negotiate with the lawyer on the agreed amount, any excess the lawyer receive from the bank would be returned to me. Example if lawyer fee agreed is RM4.5k but loan amount is 6k, you would get 1.5k back.

So since the banker is my fren, I would oredi know when the amount would be disbursed and how much I would be billed.

Its not exactly a lock down, but the fact that they oredi record manually in their bill and gentlemen's agreement should suffice i think.

Hmm.. mine is financed into loan as well.
I'm just wondering since they are reluctant to give a discount to you intially, if nothing is in black & white they can just say no discount in the future when the disbursement happens right? I thought they would indicate somewhere that the lawyer fees has gone down 25% or something like that...

what c3p1612 is true...always compare. Especially the disbursement part which they usually say 'no authority' to give discount. Duty and professional fees its all in the scale, but disbursement is where they make their money. Give u alot of discount but disbursment also charge high.

In BHL's case it may be more complicated as they insist on using panel lawyer for its SPA. Probably loan lawyer u can engage another one but then again i'm not sure whether it might complicate things. Most of the time they insist u on panel otherwise they will lose out on loan lawyer fee.

yes, u r right, basically we have no recourse in it if they say no. At best I guess my recourse is to team up with others (who also face this problem) and make noise if they really change their mind. Harass if necessary lol.

I am also first time buyer so I had learnt my lesson well..for purchase direct from developer and new launches I will not finance any lawyer fee the next time as I have no control over it. Better to pay cash as then you would have better leeway to negotiate the bill as they would not get it from the bank but from you lol.

Haha....Ya, actualy i quite certified with BHL management cause they really amment it base on our requirement.... Actualy they have communication problem with their construction team and the sales team.. So they have meeting and ammend the S & P after i write a complain letter to them regarding the issue.

You all may be can gather and negotiate the legal fees. Fyi, i direct pay full amount of the fees to the lawyer by cheque first, after that they only will issue back the discounted 40% cheque to me. I already get back my cheque from michael cheng last two weeks. They didnt stated black and white regarding the discount, just verbally agreed on tat.
