QUOTE(1x2x @ Feb 3 2012, 01:00 PM) ya, confirm HSBC one is islamic loan. About HLB, i applied once b4 cny and no news until now.... Then there is another HLB agent approach me and claiming there is no DIBS for the loan so I rejected. Anyway, mind to share with me the HLB agent contact (with DIBS)? HSBC plan I signed is not islamic, but I think better to get islamic plan to get 20% disc on FA stamp duty.Thx As per what my friend working in HLB as branch manager told me, there is no DIBS for this project, no record shown in their system. QUOTE(cheeky117 @ Feb 9 2012, 04:06 PM) hi there I signed with Michael Chen & Co also, DIBS is not stated in SPA or FA. In FA, it stated refers to Letter of Offer, for my case is I took the loan from HSBC, and HSBC Letter of Offer has clearly stated that the project is under DIBS scheme. So maybe you can check with your banker?first of all, it's really great to see buyers of Palace Court so conscientious about the whole project this has comforted me a lot i booked a unit on Block B.. managed to obtain 90% (sort of) loan from UOB but not penning anything yet just received copy of SnP from lawyer Michael Chen and realised DIBS was not in the agreement, had to call the lawyer office to clarify. this happened to my friend who purchased Block A as well. following the discussion has helped me understand more, cheers to u guys!!! |

For the lawyer fee discount, you can try to ask your banker to see if there is any other lawyer that can give better discount or not, usually they have a few lawyers contact. My banker sent me a lawyer quotation few days later after I asked but I go back to panel lawyer at the time because it's few hundreds cheaper, in fact the lawyer that banker introduced is cheaper because panel lawyer quotation at the time got 20% disc on FA stamping for islamic package but in fact mine is not islamic loan... Too late when I realized it.
And better to ask for a quotation from lawyers to compare, they charge differently for disbursements also. Don't just look at the discount, they can give you good discount but charge you high for the disbursement and misc, end up you might be paying more! Added on February 25, 2012, 8:19 pm QUOTE(syncronyzer @ Feb 25 2012, 01:43 PM) I haven't sign mine. Just curious, how do you lock down the 25% discount? Any black and white from them or they issued a cheque on the spot? First timer here.haha They won't give you black and white for the discount, everything have to talk over phone. Just call them up and ask for the discount rate. When you going to issue them the cheque, ask them for the total amount that you need to put on the cheque, no cheque from them for the discount. This post has been edited by c3p16l12: Feb 25 2012, 08:19 PM |

QUOTE(jilly @ Apr 16 2012, 10:55 PM) Hey guys, I'm still in the midst of deciding if I should get this property for own stay. It would be my 1st house if I were to buy. Can anyone advise me on the amount of $$ that I may need to forked out in the begnning in addtion to the 10% downpayment (approximately RM30K after the 5% rebate) such as stamp duty etc? You can get free SPA legal + stamping but you need to settle loan agreement legal + stamping and legal services. You should prepare about 1.5%-2% of your unit price for them. Since this is your first house, you can consider of applying EPF to settle your downpayment balance. You need to inform BHL and your lawyer that you want to apply EPF to pay for the downpayment. After you got the stamped SPA and signed Letter of Offer, go to EPF office to submit your application, officer says need 2 weeks to process application but you can know the result (approved or not) earlier if you have online EPF account. |

I went BHL office that day, there is nothing much you can get if you don't ask. They just put up a few pics of the site and plans which make no sense to normal people like us. But at least you can have a great brunch if you were there, it doesn't look like a "refreshment" to me. haha!
Luckily i managed to talk to a marketing personnel and she introduced me to a guy which i think is the site manager, the guy has given me a lot of information: 1. Abandoned building in front of PC is converted to commercial title finally.... It was residential title before this and the project put under "KIV" by government because the very first developer started development before getting approval from government to convert the land title to commercial, this is the reason why no developer wanted to take over the project. And the owner of the plot now is ex RAJA PERMAISURI AGONG!!! I have no idea how true is this and how to verify it, but if this is true, i think very high chance the building will be converted to something useful very soon? Heard will see something when PC completed. 2. BHL is interested to buy the empty land in front of PC to build a few villas and open a road link to Jalan Kuchai Maju 9. This is still under negotiation with the owner of the land, that guy even mentioned the owner name but i can't remember... 3. Low cost flat will most likely remain as it is... BHL wanted to buy them but facing difficulties in getting all the tenants to happily take the compensation and move out. Heard from the guy, BHL offered 40K per unit. 4. Block B price increased 5%~ 5. First drawdown will be around end of Aug~Sep, work on base start around the same time also. 6. Project is still on track, to be completed at end of 2014 Added on August 4, 2012, 1:16 pm QUOTE(Fujixerox @ Jul 29 2012, 08:08 AM) It means the project not sold out yet, right? Its a promotion gimnick to sell balance units to buyers who bring along friends or relatives to the party. Still having some units available in block A & BThis post has been edited by c3p16l12: Aug 4 2012, 01:16 PM |

QUOTE(darthvest @ Aug 8 2012, 11:14 AM) Did you manage to get the sales update/chart? They still have, some actually at middle floors, which people say it's the most ideal unit to buy?? But the price increased 5%Wonder whether the smaller units still available or not? Added on August 11, 2012, 9:12 amThe 3rd parking lot cost RM28K each, it's at level G parking. Tenants all given parking lot from level 1 onwards. Sales rep say parking lot still available for sales after PC is completed. But will be under a different title, not attach to your unit.
