For the lawyer fee discount, you can try to ask your banker to see if there is any other lawyer that can give better discount or not, usually they have a few lawyers contact. And better to ask for a quotation from lawyers to compare, they charge differently for disbursements also. Don't just look at the discount, they can give you good discount but charge you high for the disbursement and misc, end up you might be paying more!

When you going to issue them the cheque, ask them for the total amount that you need to put on the cheque, no cheque from them for the discount.
what c3p1612 is true...always compare. Especially the disbursement part which they usually say 'no authority' to give discount. Duty and professional fees its all in the scale, but disbursement is where they make their money. Give u alot of discount but disbursment also charge high.
In BHL's case it may be more complicated as they insist on using panel lawyer for its SPA. Probably loan lawyer u can engage another one but then again i'm not sure whether it might complicate things. Most of the time they insist u on panel otherwise they will lose out on loan lawyer fee.

yes, u r right, basically we have no recourse in it if they say no. At best I guess my recourse is to team up with others (who also face this problem) and make noise if they really change their mind. Harass if necessary lol.
I am also first time buyer so I had learnt my lesson well..for purchase direct from developer and new launches I will not finance any lawyer fee the next time as I have no control over it. Better to pay cash as then you would have better leeway to negotiate the bill as they would not get it from the bank but from you lol.
