Hi bros and sis,

Hi..I am owner of a unit in 5th floor...I just signed offer letter from the bank..

I am still noob here, just want to ask that how do you guys confirm that BHL offers DIBS package? Is it verbally only or would it be stated in SPA? or any letter from BHL to confirm this?

yup same here, bhl is preparing a seperate DIBS letter to be signed. Not sure whether legally valid though.

my one also mention two covered car park only..

just signed my s&p last week..signing facilities agreement this week. my laywer is from yc pang..anyone requested discount on lawyer fee from them? smile.gif

deed as in deed of mutual covenants? (DMC) That wan signed oredi.

This facility agreement is the full loan agreement between bank and borrower, in addition to the offer letter signed earlier when my loan was approved. Documents they have is:

-power of attorney
-facilities agreement
-deed of assignment
-statutory declaration
-etc document

lots to sign and initial lol.

now challenging part is asking for discount or something like rebate (in the form of refund) from lawyer..

yeah they din't tell me when i went and sign s&p that time..just told me the charges only and after kept quiet lol..

i din't nego yet cause at that time cos dunno can finance together with loan or not.

Bros share this with you regarding loan legal fees:

went to nego with YCPang yesterday..must say that it is not a good experience...very reluctant to give discount..giving all sorts of excuses etc....

for those who r dealing with Alex, he has no authority to give much discount..go for the bosses. Even the bosses acting skills are top notch say kenot discount..after much negotiation in the end i got 20+%.

Personally i fee their attitude and service level is no good. They are only good when u sign the documents and handing over the cheque.. But when u request for discount..all the playacting comes out.. lol

Wish they assign me your lawyer instead of this YCPang..Their approach to this deal is if u dint ask for discount, they wont give u. And the best part is they never go through with you the bill and inform u regarding their fee until my banker inform me of their invoice.

Well, I had the lawyer fee finance into the loan package, but in a seperate offer letter from the same bank that gave me the loan.

It goes like this: since my lawyer fee was financed into the housing loan, they would raise a bill (the lawyer fee) to the bank. The bank then would ask the purchaser to sign the offer letter (which includes the lawyer fee). So when the money is disbursed, the lawyer would get the portion they bill from the bank. So when I negotiate with the lawyer on the agreed amount, any excess the lawyer receive from the bank would be returned to me. Example if lawyer fee agreed is RM4.5k but loan amount is 6k, you would get 1.5k back.

So since the banker is my fren, I would oredi know when the amount would be disbursed and how much I would be billed.

Its not exactly a lock down, but the fact that they oredi record manually in their bill and gentlemen's agreement should suffice i think.

They won't give you black and white for the discount, everything have to talk over phone. Just call them up and ask for the discount rate. When you going to issue them the cheque, ask them for the total amount that you need to put on the cheque, no cheque from them for the discount.

what c3p1612 is true...always compare. Especially the disbursement part which they usually say 'no authority' to give discount. Duty and professional fees its all in the scale, but disbursement is where they make their money. Give u alot of discount but disbursment also charge high.

In BHL's case it may be more complicated as they insist on using panel lawyer for its SPA. Probably loan lawyer u can engage another one but then again i'm not sure whether it might complicate things. Most of the time they insist u on panel otherwise they will lose out on loan lawyer fee.

yes, u r right, basically we have no recourse in it if they say no. At best I guess my recourse is to team up with others (who also face this problem) and make noise if they really change their mind. Harass if necessary lol.

I am also first time buyer so I had learnt my lesson well..for purchase direct from developer and new launches I will not finance any lawyer fee the next time as I have no control over it. Better to pay cash as then you would have better leeway to negotiate the bill as they would not get it from the bank but from you lol.

Since that u factor your lawyer fee into loan, have the banker inform u of the lawyer bill yet?

As in my case, i guess i have to always follow up with them since they oredi bill the lawyer fee to the bank..

Guess we're same boat..depending on your skills, if its Alex Choo, then probably u wont get much discount.. He would probably call in Alex Chong, a partner if u wanna discount further.

I've negotiated mine so I would need to chase them often once they receive disbursement from bank smile.gif

Well, it looks like they discount the 1.2k in paper oredi for u...in essence that u dont borrow as much.

the net cash discount is approximately 10% discount overall (625/6109)

Then the next issue is that have to compare ur lawyer fee against your property price. If its fair to u, well and good smile.gif

I dint have my loan lawyer fee reduced on paper for financing purposes..for example they charged 6.5k first time straight to the bank..

So i went and nego wit YC and they agree to settle on 4.8k. So they will return the difference once they receive money (6.5k) from bank. (6.5-4.8=1.7k) so 1.7/6.5 more or less 25%.

Yup mine is purely cash discount.

But for your case, u save on interest rate smile.gif

Dear all, pass by today and looks like they started excavation and also i notice there's a piling pole there oredi. Chatted with the excavation guy and and heard this land is very 'keras' and would take longer time to pile lol.
