yaya...I like it wood floor too...is only state at room only...may I know when the brochure releas out...I wondering wat material them ready it...izit same as show unit?

According to them.. the detailed brochure (or rather booklet) will be distributed to all buyers near to S&P signing. As for materials used, let's hope it will be same as show unit lor...

emm...im fresh buyer here...

can given the formula of calculation wither the step after i given the 5k deposit...now i just ready the doc to apply loan...

means tat when i need to ready the cash and how much actually?

I'm also first time buyer..haha.. let's all learn together..

Rough calculation for mine (my unit is worth RM 413,000.00 - before 5%):

Booking fees: RM 5,000.00
Loan legal fees + stamp duty (for 90%): RM 7,200.00-ish (financed into loan)
SPA legal fees: FREE
Remaining 5% downpayment: RM 20,000-ish

Upon strata title issuance: Memorandum of Transfer (MOT) fees: Not sure how much

Correct me if i'm wrong..

HLB offered me -2.5% for 1st year, and then -2.45% for the next 2 years. After that, it's -2.4% until the loan tenure is finish. Max loan tenure for HLB is only 30 years.

Those who wish to prolonged the mortgage loan for more than 30 years, HSBC (32 years) and UOB (40 years) is a better option.

It's personal preference I guess, the wooden vinyl is quite nice and let's hope the quality is good.

It's my first house too. I think you got it about right there. We can actually get discount for the Loan Legal Fees i think. Need to ask the developer's lawyer on this.

UOB appointed their own lawyer for my loan agreement (supposed to be same as BHL SPA lawyer la... but since appointed already.. no choice lor).. according to my banker can try ask for rebate from the lawyer wor.. let's hope they can give some discount lor..

so u need ready approx RM23k...coiz the booking fees will deduct...

Free Legal Fee & Disbursement on SPA--> means only developer side...so v need to pay by ownself on loan legal + stamp duty + others

mine unit are RM559k....wah...seem i need ready so much...izit approx need RM33k? ...wondering can i get 90% loan ornot...sweat-ing |||

I just went to check the show units at BHL HQ yesterday. Everything looks good.


Added on December 13, 2011, 9:59 amI realize the difference between block A and block B is about 20k-50k. The price appreciated quite a lot considering both blocks offer the same package, no additions of any sort to block B.

Both my bank (UOB) and developer using the same panel lawyer. So, I guess it's more convenient in a way.
