Pros:
1. Smaller sq ft, so more affordable to me (Le Yuan UOA & Seringin too pricey for me due to higher sq ft.. but they're of a different class)
2. Next to very good and "wong" area (Kuchai Entrepenuers Park) - since there will be a walkway connecting to it
3. Less pollution and noise as PC is not near to highway or high tension cables (The Leafz is right next to MEX and very near Nirvana)
4. Away from jam areas due to diverted entrance (Arte @ Kuchai is right in the middle of a jam area opposite Dynasty Garden)
5. Got DIBS and 5% discount now
6. Block A has unobstructed KLCC view (no future developments for now) but Block B may be blocked in the future since there's an empty land in front
Cons:
1. Got abandoned shop lot in front (but hopefully as stated by developer, it has been bought over by a new developer to be revived)
2. Low cost apartments nearby (which the developer will repaint and refurbish to make it look nicer and cleaner)
3. Developer not as famous as UOA or such
So just my 2 cents lor... hehe

I agree with syncronyzer. Actulay i bought for ownstay also... Previously i booked cental residence but cancel it cause i persoanlly think that Palace court is better choice.
1. price is almost the same as Central residence but bigger cause CR just 643sf. Then Le Yuan UOA and Seringin is too big for me.
2. Less pollution as well cause the others all next to highway.
3. I get use of the place in Kuchai Lama cause I stay near by there now and almost everyday having my dinner there.
4. the maintenance fees is reasonable. Arte - 0.40 psf, CR - 0.25psf, The Leafz - 0.22psf if i not mistake.
5. In fact i not concern of KLCC view, so i choose the others side which is garden view. so wont have anything to block cause the others side is landed terres house
Cons
1. Got abandoned shop lot in front (Do u knw few yrs ago somewhere in 2008 before Dynasty Garden complete, Kuchai Lama still got a lot old shop lot and empty shop lot there, even the paparich side is empty land. But after few yrs now, all the shop is fully occupied. So i never worry about the abandoned shop lot.
2. Low Cost apartment.. If u c around KL area, i think a lot place got low cost apartment, even near by mid valley there also got a lot. u wont actualy c it if u stay at highfloor. As long as the security is good is fine for me.
3. In fact developer is my concern la..but no choice, i dun hv enough bullet to buy well know developer project. So hv to take the risk. But if this developer is good, sure they will dump in money to this project as Palace Court and USJ one park consider their first project after they convert from maincon to developer. Sure they will make sure this project suscess to build up their image.
So i really happy manage to buy Palace Court.. it just sad that I am outstation tat time so not manage to choose the floor i like only.
