Spotted water mark on ground floor ceiling. Owners, please check yours too. Cover the bathroom drain hole and flood up the bathroom, come back on the next day to check. One of the major defect sad.gif

Yes, after i do this test, i discover all bathrooms have water leaking problem. All ground floor ceiling under the bathrooms also have spotted water mark. This is very serious problem. vmad.gif mad.gif Attached Image Attached Image Attached Image Attached Image

Yerp.. I think we are way past the "this location is it good?" phase for Rawang.. As we now know, major developments are currently (as well as going to be) going on in Rawang.. Bright future for Rawang..


p/s: Sime Darby will begin at Lagong sometime in 2015 or 2016. Source : I'am an employee.

Not suitable for youngsters to buy, although the facilities are very suitable for youngsters.
Good location, within KL area... my parent bought a hse at sg buaya rawang 20 yrs ago (when I was 7), selling price back then was RM120k, landed also.. but now the whole area like dead silent.

Currently, my parent wanna sell at RM250k also very difficult... So my statement maybe a bit bias, but mahsing... they like to build hse "far" from city, and claim x min to city, freehold, then sell high.

Unfortunately your parent placed the wrong bet in Sungai Buaya which is about 19km from AEON in Kota Emerald. The location is kind of middle of no where, in between Kota Emerald & Bukit Beruntung. Even Bukit Beruntung is picking up some pace lately. The only good news in Sungai Buaya is PLUS have opened an exit there early this year but the impact on property price there is minimum because the traffic flow did not pass through Bandar Baru Sungai Buaya. I believe these are the reasons why Sungai Buaya is dead silent. If your parent have bought a house in Bandar Country Homes, where major developments are happening around its vicinity, then it would be a different story.

I agree that M Residence is not exactly a place for youngsters but imo it's definitely a good place for young families and savvy youngsters who have long investment plan in mind. I may be wrong but time will tell.

Mjority of the younger generation cannot afford the high price tag of the properties in the Central of KL nowadays. Statistics show that developments are going outwards to Rawang, Semenyih, Kajang, Bangi area and the price tag are more affordable.

Of course if compared to KL, the location in Rawang is less ideal, but afforability is the main concern here. The be fair that it is not whose wish to put the wrong bet into wrong location, sometimes politics news might drive the crowd to the wrong place.

I have to say give such price tag and location in Rawang, if you are an investor, then it will take a little more time to see greater gain. For own stay, then there is nothing to whine about. Yes, I have to agree that Mah Sing has delivered a very sub-standard product as a Prestigious Developer.

Just my 2 cents.

icon residence, icon city, m suites, m city should fit your "in the city" requirement.

No money buy M-Residence is the best! Very nice environment and landscaping, better than many project and their back alley at least 10ft wide!

The water leaking issue posted by owners is really shock me, what happen to the project team and contractor, wondering is this problem common to other phase 1 unit? I feel angry also even though I am not a owner here but the potential owner of other mahsing project.

did mahsing team take any immediate action on this?
