You sounds like the developer refuses to return the stamped documents to buyers... Surely they will give you back the stamped documents as i already got it from them recently and they can't do that anyway.

Basically KWSP required these documents for EPF house purchase withdrawal:

- S&P agreement
- Letter of Offer (loan) from Bank
- Saving acct passbook / bank statement (current acct)
- I/C
- Birth cert / marriage cert (if joint purchase even if you borrow loan only).

Just download both attachments for references..

Was you aware the property was commercial title when you did the booking or was you informed officially that this was under a commercial title after you paid the 10%, and do you guys know the consequences if the title cannot be converted to residential status .

Was it a breach by the developer for not officially informing the buyers during the booking kindly advise

fabio1, commercial title can never be changed to residential title..

Service apartment, right? They would always help to convert the utilities rate to residential, but title can never ... It's normal

If that's the case ,I have checked with some developers chances
of converting the TNB,water ,assessment or quit rent are very very slim,
? is why the developer never inform all this problem when they collected the booking fee or even after that officially to the buyers.

NOW THE BUYERS END UP PAYING HIGHER UTILITY BILLS THAN THE NORM.

Isn't it the responsible of the developer to be transparent from the begining

Not slim at all.. Zest already converted TNB to residential.. syabas wise still applying .. other service apartments had done the same...
Assessment surprisingly only RM270 perannum for a 1200sqft service apartment.. it might be slightly higher for KL..

Developer is very transparent, if you ask them is it commercial title, they wont tell you it is residential.. just that buyers need to educated themselves knowing what to ask and what to verify (land title, FH/LH, AP License etc are all stated in the fine print of advertisement)

Thanks for your input bro,I still feel the developer should have been transparent about this issue and the Leaf been a new player in the condo market they should have come clean from beginning so that in future the confidence level of buyer will improve

Yes. I knew of it being a commercial title and I knew the Zest has managed to acquired a residential billing rates which I regretted a lot not buying many years ago because of its commercial title.

by the time u sign spa and loan agreement, they had give u sign a tnb appeal form?

Is almost RM 561k for the 1025sq ft. Got LRT nearby but not within the walking distance. Still left 3 unit.

It's ok to call and find out yourself, i called them too and they returned my call later to confirm that. Just don't expect much from developer if you need the answer fast wink.gif

I called up the developer,
they said only have 2 studio 750sqft only wor??
r u sure?

Because i wanted to get a 1000++ sqft and above units...

should never expect they will convert all these as all purchasers signed SPA and initial every pages of SPA. They have the absolute right of not converting.
there is no black and white but all sales officer keep saying will convert cos they want sales!!
