I think they will only send the S&P for stamping at end of this yrs. Coz the SPA stated that, 36 months from staMped SPA date to hand over the key. I saw the newspaper, TL advertise the completion date is November 2015. That means, I wait 4 yrs. I make the booking at November 2011, sign SPA at march 2012..

It may be too much if they do and it's not fair to majority buyers who need the stamped documents for EPF withdrawal application. Generally, they can't and have no reasons to hold back the signed documents as i believed they have a construction period to abide with otherwise they will get penalty by DBKL if the project is delayed. Logically speaking, if the documents don't really get stamped ASAP, they (developer/lawyer) can't pass it to banks to release money for the project, and at the same time banks can't charge us for interest or instalment.

Developers always play these little little tricks... my case last time (with other developer), 36 months from building plan approval date where the building plan was only approved after 1 year we signed the SPA blink.gif we waited almost 4 years but of coz we didn't get any compensation becoz according to SPA it's less than 3 years... mad.gif

Some bad developers are like this, they cannot commit themselves, when u paid deposit, did u see any site activity? Did u pay the 10%, I thought it should be paid upon signing S&P.For my case, I was cheated by the developer's lawyer, they changed the S & P date, when you sign on the page which has no date showing and the lawyer changed the s date on the attached appendix showing the condition of the agreement. And eventually, the LAD period is shortened by doing this.

It is easier to buy a new dev unit than a subsale unit. That's probably the reason.

That's no comparison at all as both are located at different area and yet... D'sara Villa is a 2nd property.

Got both stamped documents back from developer finally... brows.gif There are 2 documents you will get - S&P and Deed of Mutual Covenants.

According to SA, piling work is completed at Tower A, while Tower B & C are almost complete. No time go to site for photo snapping. Please share if anyone did that recently.
