Was you aware the property was commercial title when you did the booking or was you informed officially that this was under a commercial title after you paid the 10%, and do you guys know the consequences if the title cannot be converted to residential status .

Was it a breach by the developer for not officially informing the buyers during the booking kindly advise

Service apartment, right? They would always help to convert the utilities rate to residential, but title can never ... It's normal

If that's the case ,I have checked with some developers chances
of converting the TNB,water ,assessment or quit rent are very very slim,
? is why the developer never inform all this problem when they collected the booking fee or even after that officially to the buyers.

NOW THE BUYERS END UP PAYING HIGHER UTILITY BILLS THAN THE NORM.

Isn't it the responsible of the developer  to be transparent from the begining

Not slim.

Yes, definitely they should went transparently.

Well.. sometimes it's good to see some housing project is ahead of schedule if but it may not good hear that as if is completed too ahead of schedule as 'something' might have missed/ignored because of rushing, rushing and rushing... I rather see the project is on going, completed on schedule or behind schedule (u will get compensation from developer due to that but not likely it will happen). So what's the worries here anyway?? We only start worry if The Leafz project is stopped or not able to complete by 2015 as stated in the S&P (hopefully it won't be happened as well).  rclxm9.gif

I think .. psychology effect, development go slow, purchasers afraid of abandon .. Touch Wood.

I heard from my real estate agent friends they are launching at a whopping RM 700psf before discount .... Dunno how true is that as I did not call up the developer to clarify.

But I thought they gonna launch something called the Rainz at Bukit Jalil with 4 blocks & 800 over units ?? These one entirely different development???

3 years from the S&P signing/stamping date, if the project is completed later than the date (handover door key to buyers) then buyers can sue them for compensation. It is standard process and stated on the S&P agreement generally.

I fully understand LAD. I am an investor as well as a possible resident, and had many experiences with developers. What I am saying is that all purchasers have to be watchful  on what is going on with the project. My view is a developer may be over stretched and having many projects going on at the same time, which can result in very unpleasant for purchasers. So be alert and be careful. Money do not grow on trees la!

I heard from my friend that the Leafz has stopped for a while because the developer found out that there is an underground water under the project site. The land is not suitable for high rise development. I am not sure whether this is true or not. Anyone has more information, pls update me.
