Developer will bear all costings for SPA legal fee + SPA stamping only (RM 10 x 4 copy), not the stamping fees for MOT (memorandum of transfer) which many people mistaken. When the strata title is being issued, the lawyers will collect a legal fee from us for the "perfection of title". costing is normally 25% of the legal fee for SPA. They will also collect the MOT stamping fee from us then. If u sell the house before strata title being issued (unless developer already submitted for strata title issuance and do not allow direct transfer), you will not need to pay the MOT stamping fee.

Developer will bear loan legal + stamp duty (the expensive one) + facility agreement stamping (RM 10 x 4 copy).

maybe they wait till more owners signed the SPA + Facility Agreement so they need not run back and forth a few times?

Most likely we are due to service first 10% interest payment in August/September as the first piling and earthworks will be completed by then.

Yep... i called up last week and the admin officer told me 1st batch S&P is already passed on to lawyer. They couldn't handover 2nd batch S&P (with EPF withdrawal) to the lawyer becoz theor boss wasn't around and in oversea last week and their boss needs to sig-off something before handover to the lawyer... bla...bla... and it should be handover somewhere this week and latest to get back the stamped S&P docs is in June as what she told me.

Are you applying for EPF withdrawal anyway ?

What is the max we can withdraw from account 2 EPF? The whole amount but not more than property purchase price? Too bad I already withdrawn mine years ago for my current house.

Yup. U r right.the whole amount but not more than purchase price. If u sold ur current house, then can withdraw the EPF..

Nope... it's 2nd batch. The 1st batch S&Ps handover are without EPF withdraw applicants but 2nd batch as what i got from the admin staff. I think it's good to call up from time to time to check the status otherwise they may not give a damn how soon those signed documents are returned to developer/buyers.

The other 3, physically consider not too bad, but at that price in this area, I am holding back.

Is anyone got the lawyer firm contact number when u signed S&P docs earlier ? If not, just call the developer (admin) every week from now to find out the status and pushing them indirectly.

I think they will only send the S&P for stamping at end of this yrs. Coz the SPA stated that, 36 months from staMped SPA date to hand over the key. I saw the newspaper, TL advertise the completion date is November 2015. That means, I wait 4 yrs. I make the booking at November 2011, sign SPA at march 2012..
