quite expensive la for that area. to curious. how come
nobody really look at subsales of other better areas around kl? i sometimes see most msians (including myself) are too attracted to new launches. sometimes subsales of well established developments are cheaper. maybe new launches = low entry?

Probably all related to low entry issue. You City is expensive given such area, but You One is more more expensive even though at USJ 1.

But found most new buyers too tempted with its over 10% rebates and DIBS, so they just simply buy first while waiting.

maybe because the most salient point is the mrt factor.
reckon the other surrounding props are attractive at current rates but at the same time, one needs to have holding cost factored in.
wherelse youcity's holding cost is close to zero.
so if you wanna compare, you should factor in youcity's sparkling new prop with connectivity to mrt versus existing aged props + the holding cost for the next 2-3 years.

Read in the Star today that MRT only running mid 2017. If VP in 2015/2016 still got more than 1 year for MRT connectivity hmm.gif

Government project is always slow. Mid 2017 is only communicated for now, it might be even later than this date...

yeap, but irrespective, youcity can discount 3-4 years holding cost.

btw, this is 3 or 4 years according to their SPA?

LRT already delayed 1 year.
is MRT gonna be on track or delay more than that?

I have a client who work as one of the contractor for the MRT.

Initially everything was plan for 2017. But there was a lot of revoke decisions caused the delay and postponing of each stage of plan, fund and paperwork. He comment he wont be surprise if it is only can complete by 2018 and fully operating by 2018-19.

aredi missed out phase 1. hope can grab phase 2 which is nearer to mrt and the studio is smaller

I called prasarana last week. The MRT may delay up to 2019 and may be fully operational in 2020. hmmm, there were a lot of maybe(s). our pocket have to be strong to wait
