i signed SPA last weekend at sales gallery and was told that PJD is going to refurbish show unit for phase 2 in coming months. the legal firm staff told me got Singapore and China buyers for this project.

anyone get the loan approved?
I got to know from my bank agent - RHB, loan legal fee has to pay by us? Is this true? Anyone knows that any bank that can have the loan legal fee put into loan? Means, the bankers did not inform you correctly that Legal Fee is not able to finance into the loan as long as margin 70% only. Say, the legal fee is about 2.5% of your purchase price, if you're hit with LTV 70%, the banks will still offer you margin 70% where 67.5% ( Actual Margin ) + 2.5% ( Legal Fee ) = 70% Anyhow, if you're 3rd home buyer and your commitment is still very very low, some banks are willing to consider 71-72% inclusive of the legal fee financing. Now, I don't think so. |

these 2 months onwards banks are becoming more stringent in approving loan. Maybe due to budget or GE think. Just grabs what ever they can offers if you like the props.

I check the office today and only very few units available. All sapu except the 1400+ units. I would like to ask those lucky buyers - Developer is offering DIBS which is up to 4.75% or upfront cash of 3% to cover for the loan interest during contruction. Can I know which option have you choose ? Need to know the pros and cons before signing. |
