We collected our key on 27 Feb 2017. The workmanship and their fittings seem satisfactory.
However, we are unhappy with some of the design issues for our type B2 unit, in particular:

(1) Balcony Handrail is only 1.1m high. Other new apartments is at 1.2 m high.

(2) The wall between the dry kitchen and laundry is 17" wide. A standard kitchen benchtop is 24" wide. This means I have to knock off the existing wall, build new wider wall and move the door to a new position to fit the kitchen benchtop. This project will cost me over $1,000.

(3) We were assigned parking lot number 14 on L3. The parking lot size is very small and tight making it difficult for me to even reverse my car into the lot. I scratched my side mirror when reversing my Nissan Serena into the lot the other day. This is a lot that is only suitable for motorbike, not a 4 wheel vehicle. I request to be reassigned with a bigger parking lot.

Just collect the key , and few agent do call me immediately on few times ask for rent out . but too low .. only RM 1300 ~ 1500.. My unit is 1100sf .. bangwall.gif bangwall.gif

Well the overall economy only played a tiny part in this but heck this is the rental rate around that area. we are talking about cheras batu 9 here.

I dont think renter will suddenly willing to pay a premium to match your prop price right?

I think most buyer of this project are not local people and most local people will not buy it. from the beginning, this project are price-in at a super premium and a record breaking price per sf for cheras batu 9.

If cant accept the rental rate offered, you might as well just move in yourself else just wait for mrt to commence in june/july and see the impacts then only decide.

Yes, might wait for the MRT project kajang line when operate . but I need to suffece the maintenace fee monthly 300++ ... never knew the batu 9 is such poor rental cost.

The rental could be as low as RM 1000-1300 for that area, there is not much pulling factors / urgency to rent there.

After all, you may found the yield is low with the monthly holding costs of 2700+300.

Only 1/3 is covered.

I looked around this condo and noticed the entire area lacks commercials and boosters to prop values n demand. Mrt should help but i still bliv in condos near plenty of commercials.

If you observe carefully, there are some mismatches btween the condo and surrounding areas in 2km radius.

It needs more drivers to make it vibrant.

This can benchmark desa park price psf already.

Cheras psf is usually 400 - 550 psf.
