QUOTE(rontan_83 @ Dec 1 2013, 03:32 PM) Dear all, If Asian Financial Crisis II happened, I guess no project in Malaysia is spared from the catastrophic effect of the economic downturn....you should be wary about it before investing in You City but what the heck... if it happened, even government's mega projects could potentially be on the brink of collapsing....What if Asian Financial Crisis II happen ? MRT project stalled...what will happen to youcity? Will the price drop 50%? So as an investor, just be optimistic and remain positive....que sera sera |

QUOTE(pay_jal4945 @ Dec 19 2013, 02:55 PM) Oh ya.. To be exact, Tmn Suntex Station will be the 11th station after KL Sentral:Just sharing. If you are from KL Sentral and wish to go Taman Suntex station, there will have SIXTEEN stations you have to pass through. Do your own math to assume how long it takes to reach destination. 1. Pasar Seni 2. Merdeka 3. Bukit Bintang Central 4. Pasar Rakyat 5. Cochrane 6. Maluri 7. Tmn Bukit Ria 8. Tmn Bukit Mewah 9. Leisure Mall 10. Cheras Sentral Mall (Plaza Phoenix) 11. Tmn Suntex Assuming the trains are expected to run at interval of 3.5 minutes for each and every station, for 11 stations, that would take 38.5 min to reach Tmn Suntex from KL Sentral. KL traffic condition by the time MRT is expected to be completed in July 2017 will definitely be much more worse than now considering the high increase in volume of passenger cars in Klang Valley and development of new skylines (both commercial and residential). Therefore, traveling time of less than 40 minutes by train is surely a good bet! That's roughly enough time for me to read The Star newspaper, any lesser time than that, I would not be able to complete biz section of the paper, let alone sport column, hahahaha!!! |

Which unit and block has the best location? Any comments?
For me there is no best location in property. Previously, I have stayed in Miharja Condominium. When I first rented the house I was troubled with the LRT noise which is coming through once and a while. However, when I really got to stayed in it I found that the problem with noise wasn't that bad because I spend most of the time at work when I'm really at home I was so tired that I sleep regardless of the noise. After that I moved to an apartment with no direct sunshine therefore my house was not that hot. I was thinking great!!!!! Finally!!!!! Add to that I got a KLCC view!!!! extra great!!!!!!!! However later when I started staying there I noticed there is a big problem. It takes my laundry longer to dry. Sometimes, it rained so often there isn't enough sun to dry them. My clothes are dried up by wind rather than the sun shine. (which is not good) This causes me a great deal of problem. The house is very humid and cool which caused illness too. So I have to open up the curtains and windows so that the sun shine can come into the house. (barely there is any direct sun shine) That's why in Youvista I bought a place facing the sun. My thinking is that now there are curtains that can totally blocked the sun therefore for me the hot issue is not that big. I can still conquer it. If there is no sun shine in the house then the house will feel cool, humid which is not always good. Mattress, pillow, clothes and teddy bears need some ventilation and sun shine to kill off the bacteria and germs and house needed some sun to get some "yang" if not the house will be too "yin". In conclusion, Good location for me is I rather to have sun in my house. When I don't need it I blocked it. When I need it I can use it.
Which block of You Vista did you buy Espano? What level? |

QUOTE(lamode @ Jan 25 2015, 01:20 AM) You expect it to be faster for You Residence or You Vista? I've talked to the staff at Sales Gallery yesterday, You Residence is expected to be completed by August this year as scheduled and You Vista by 2017. Btw, what's the rush coz MRT is only due for completion by mid 2017, that's when we expect the whole You City will be thriving....and as for You Place (Atria Shopping Mall Cheras), they expect to launch it in March this year with the indicative price of around RM8++/sq ft for its residence units. I was told the Mall is expected to be a lot larger than Cheras Leisure Mall...well, that's probably purely just a sales talk...just wait and see |

I reckon this you city project i.e. You Residence and You Vista would not be that "hot" prior to completion as so far there are still unsold units for you vista (large layout plan)... But wait till you see after vp and upon completion of mrt, I'm pretty sure sub sales of the completed units will be very much sought after....with the Mall coming up, the entire project will definitely change the landscape of tmn suntex and its surroundings..it was just like when the first few condos being built at mont kiara, a lot of people were skeptical how it can be such a good location as it was just close to segambut and quite far from central part of kl city....

Wondering why PJD still havent launched the latest phase of You City (the Mall and residences). Other developers have launched their projects like Saville Cheras by MKH, Netizen BTHO by KEB etc....

QUOTE(tvz32 @ Sep 15 2015, 02:51 PM) Yes, but the next progress I will have to fork out cash for the progress payment....coz my LTV is 70%, the problem is the money allocated I already used to buy some shares...need a right time for the prices to pick up so that I could liquidate them comfortably.... |
