No doubt strong competition. There is still some opportunity to refer.
One example is the current Bkt Bintang shopping area.

They are strategized to target different markets.
Yes they are competing and the same time complementing by targeting different customer ranges (from "High-end" to "Low-end").
I would hope the 4 malls (You Festival Walk, CS, LM, EKC) would deploy a similar strategy to serve the Cheras customers(if not KV).
Just my thought only...
