No doubt strong competition.

There is still some opportunity to refer.
One example is the current Bkt Bintang shopping area.
Pavilion-Star Hill - Lot 10 - Sg Wang - Berjaya Time Square (not the complete list)
They are strategized to target different markets.
Yes they are competing and the same time complementing by targeting different customer ranges (from "High-end" to "Low-end").
I would hope the 4 malls (You Festival Walk, CS, LM, EKC) would deploy a similar strategy to serve the Cheras customers(if not KV).

Just my thought only...

IMO, in term of investment, if you managed to grab a phase 1 You Residence unit which is below 500 psf, potential price appreciation is higher compare to ecocheras phase 1 which is selling around 650 - 700 psf.

I live nearby at Taman Suntex. I saw one of the blocks is quite at advanced stage of construction & should be completed probably middle of 2015? But MRT will only complete in 2017, barring any delays. What are the purchaser strategy in this case? Own stay? Stick with lower rental until MRT completes?

Planning to rent it out first. When MRT is ready, then only the true value of this project will be realised rclxms.gif
