I think this is mainly due to below:
1. Closer to MRT
2. The concept of You One (township)
3. USJ is already a mature developed city, Cheras still plenty of potential especially after the MRT project completed.

Looking at so many good projects launched in surroudning Cheras, believe that it will turn Cheras to a better planned township and more happening area, which will then benefiting those invested in Cheras property.

Yes, agreed with you. i believed the unsold bumi units will eventually released to non-bumi after certain period. Dont forget, $$ can settle a lot of things.

Now the problem is not abt ekocheras or cheras central that to compete with You One, but is the overall economic of Malaysia that is in downturn will affect the property market.

Normally is advised by agent familiar with the market in that particular location. of course you can quote your own favor price provided is align to market.
