I happened to find a duplex of You Vista 2pm yesterday. It is a loan reject unit.
It is at around RM63xk before discount (after discount ~RM590k).
If you are interested, pls go with your cheque book.

Just curious, in your opinion, in terms of tenant mix and category arrangement, is PJ Atrium Mall worse than Cheras Sentral??

No doubt strong competition.

There is still some opportunity to refer.
One example is the current Bkt Bintang shopping area.
Pavilion-Star Hill - Lot 10 - Sg Wang - Berjaya Time Square (not the complete list)
They are strategized to target different markets.
Yes they are competing and the same time complementing by targeting different customer ranges (from "High-end" to "Low-end").
I would hope the 4 malls (You Festival Walk, CS, LM, EKC) would deploy a similar strategy to serve the Cheras customers(if not KV).

Just my thought only...

(Understand You City can choose the East-West Link to skip some traffic)

Yes, for most highways...
The only two Cheras-related highways that I can recall(if correct) to be relatively quiet, were MRR2 and East-West link.
Not many protest news reported during the proposal phase back in the 90s...

Speaking of studio units, how many are there in You Residence and You Vista (studio only)

Later, once the final phase is launched, there will be more studio units.

The total number of studio unit and rental can then be used for comparing to other MRT projects eg Netizen, Annex, Maxim, Velocity etc

Two months ago, a similar announcement was made that the MRT will begin operation by end of the year, but from Sg Buloh till Semantan.
