The MOT stamp fees will be RM12k for property purchase price of RM600k in SPA, the first RM500k is RM9k and subsequent amount will be 3% which is higher.

As a purchaser, regardless VP end of 2013 or 2014 as long as UOA keep their promise to deliver us a tip-top quality of finishing as what they did in bangsar south as well the promise facilities especially the 3.5 acres sand beach and resort deck to act unique and also a selling point for this project. Believed if this sand beach can be nicely and impressively materialize, it will bring a value up to return those purchaser. thumbup.gif

No deny LY progress has to be fast and smooth with quality finished as those building facade and units layout looks similar to BS condo except sand beach.

Its around 150meters to MEX, but the construction fence did covered another 2 parcel of land which is not belonging to LY. Knowing these after referring to SPA and clarify with SA. Maybe that 2 parcel of lands were acquired by them.

Blr-2.4 after appeal with no locking period and additional 20% off from stamp fees. The package is good but they are the slower among other 3.

During the booking or signing of sales proforma you would have a copy written the balance of payment require upon the signing of your SPA and that balance already deducted the 5% discount withdraw from its original purchase price. Another words, usually 10% have to pay prior the acceptance for the signing of SPA but in this case you only pay 5% and further deduct RM10k that you have paid prior booking.

No locking period is come with Maybank Islamic package and most will able to appealed to 2.4 as they knew another 3 panels are given at least 2.4.

The parking level & lots no were stated in SPA. Also noticed there was 2 layer per floor, for instance level 2 & 2a where all lifts were located at level with a, therefore there is a small up ramp for those parking in level without a to get to lift lobby. Does anyone notice this and what is the purpose of not making them in flat floor, anyone could clarify?

Believed UOA has brought over the remaining of 3 acres as noticed they made construction bound till the end toward the highway which included these 3 acres. Does anyone know the use of these 3 acres and what is their plan for these?

Good parking for those lots nearest to lifts and sitting on ground or first level and the more expensive units you brought (large sf & high floor) the better parking you have. Believed those big units facing pools will be assigned to good parking.

My car parks were assigned to level 2, hence when referred to parking plan in SPA. Those car parks were isolated to layer A and without A and those lifts in both blocks located in layer A mean I have to climb several steps via walk ramps or staircase to get the lifts in layer A.

What is your parking level? you may cross check with SA as well the usage of another 3 parcels of land.
