In fact very good.

Now I thinking should I keep it or sell it?

As long as Tenants doing well can pay rental on time,it should be no problem smile.gif

My CMMT. Bought about three months ago I think. I'm also wondering if I should sell for quick gain or keep for dividends and potentially more capital gains.

On the other hand, my BJTOTO bought at about the same time:

BJTOTO is a good for dividend. You can average it down and wait for the special repayment. thumbup.gif

TM has quite good capital repayments plus some Dividends over the years and its share price does not seem to fall hmm.gif

It is like yr property price goes up from 500K to 800K, and you can redeem the capital gain of 300K , and yet u still own the the same property. hmm.gif

Hmm, going to issue an extra 20% units for this, diluting existing shareholders. But I suppose AXREIT is already the king of the local REITs and the market should trust their management.

The problem with bjtoto is that it is becoming a holding company, therefore an instant reduce in valuation of 10-15% will be happening by then. And on top of that, the holding company holds less shares of the actually assets (that will be hold by the new singapore company), I think is 20% less, so the profit in bjtoto will also reduce by 20% in long run. And if there is no free singapore shares give to bjtoto shareholders, no matter how high the valuation in singapore company, there is nothing benefit to the holding company in malaysia at all. Therefore, i'm based on this that predict its share price to fall down unless some good news announced (ie. give reasonable free shares of the new singapore company to bjtoto shareholders). hmm.gif

Loans, usually expressed as a percentage of assets. For example, a company with assets worth 1 billion isn't worth shit if it owes 1.1 billion, gearing of 110%.
