No reit can have more than 50% gearing based on its total net asset , this is stated in the reit regulation.

REITs in Malaysia are indeed limited by Bank Negara to a gearing of 50%. But it is certainly possible for companies to have gearing ratios of over 100%. All banks do this for example.

I also don't know hot to do valuation for REIT. Wong Mun Keong says compare NAPS with price. Alternatively, you may want to check the NTA per share.

You may want to buy some KLCCP while it is cheap. biggrin.gif
