I dun think management office will kepo to interrupt this issue.
To manage a condo is not easy, almost every condo has conflict between the residents and management office. There are plenty of issues need to be solved
1. Corruption
2. Mismanagement of fund & abuse of management power
3. The ignorance of the residents towards the allocation of fund (insufficient fund to manage the condo)
4. lack of understandings between both parties
5. Lapse in responsibility of the security guards, and management negligence on critical issue like what happen in USJ One Avenue (flood)
6. Inappropriate usage of sinking fund
etc etc

Actually, I have friends who are fed up of living in landed houses because of lack of maintenance, no facilities, lack of proper security, etc.

Now, reading this, condos are not problem free either.

Unfortunately that is exactly what happening to Malaysian. We see pak hitam, we avoid that place.
Somehow if pak hitam swim there, i just dont have the mood to swim already. Maybe feel they are dirty because they always smell bad. But dont worry, they are everywhere. Just a matter of more or less only.

Dato Covillea, any response/advise how to help the unlucky owner and kick the 3 Pak Hitam out?

There is 1 unit of 3 Pak Hitam ( where they always together and I had found where they stay ) and was told now, another block also got 2 different Pak Hitam ...

Or I PM you the unit number, so you contact the owner and give him/her some advise ?

Don't mistaken that I want to bring down The Zest value ...

I am actually very curious and wonder how many locals willing / can effort to pay for month rent of RM1.5-2K? Unlike foreign student co-renting the condo and each of them paying only RM400-500 per person. I remember seeing in FB someone urge the owner to rent out at least RM1.6k/mth for bare unit and Rm2.5k for simple renovated unit. Your valuable opoinion please.

I personally won't pay such rental. May be I will consider renting those low/medium cost walk-up apartment in Taman Bukit Kinrara/Bandar Kinrara 4/5 area, eg RM300-RM350 p/mth?

ps. I am one of the very 1st batch block c owner. Bought Zest as a family house for my mom and aunties.

Bro, today's market rental is totally different compare to more than 2-3 years ago ...

For rental of RM 1.5k, it is very norm deal and most of the average students or new junior executive level, willing to pay this price. I say they willing for below RM 1.8k, and some medium family students willing to pay RM 2k provided the condo/apartment is furnished and walking distance to amenities ...

Sometimes, they have no choice but to rent ...

Those outstation and had been working at KV for more than 3 or 5 years, are quite willing to pay rental more than own a house, some have not much money, some got money to buy house but they not aware of property price is increasing and they not comfortable to take such high capital for a house, they always go for cars first ...

Anything below RM 2k, it is still manageable to rent out ... unless the area is totally housing area and quite far from amenities ....

If fresh grad basic salary never increase for the past 15 yrs, can you expect rise in rental? Very unlikely...
The main problem we face are :-
1. Salary too low
2. No expats
3. Unlike "ang mo lang", local people especially Chinese won't rent for long, die die also must own a condo for themselves
4. It is indeed too many condos launched recently, look at wat happen in MK, when too many new condos built, those old condos' rental drop fr 10K to 2K in just 12 yrs time. I estimate along the new LRT track fr BJ until Bdr Puteri, there will be another 15,000 - 20,000 new condos supplied to the mkt. The rental will either sustain or drop in the next 10 yrs

This is the reason that I think for rental purpose, it is better to buy and rent at Jalan Ampang, KLCC as expats are the group of people that can and be willing to pay slightly premium price to rent. For Zest, it is ok. Just hold on to it. If you cant rent it, you will probably be able to get appreciation but not at the current moment.
