Pentas 1 build cost slightly cost more may be due to TNB substation and playgnd. Pentas 2 corner lot bigger build up as well ... perhaps diff contractor and design charge slightly difference.

I did went thru the build cost for Makassar in the link provided. Noticed that previous 22x80 canting phase cost much lesser than pentas now. Believe the build cost had increase in recent years. All properties expected ocntinue to increase.
It will be good to hear from other sifu comment. Btw thx M2K2 bro for providing the info requested. |

400k to build 25x85 double storey house. Is it cheap or expensive? Or they charge more coz they need to pay undertable to get the project.
As for the fencing, i think we can gather all the owner to sign petition to get inp built it for free, chances will be higher, just that the effort to gather all the signature will be difficult. Look like I need to put into a simple and direct facts:
1. Yes, the construction cost is RM400,000/unit or RM129/sqft (calculate based on built up of 3,100sqft). We categorised construction cost of RM129/sqft is upper-standard for terrace house. (anyhow, the best indication if we got the total built up) 2. One step ahead, which mostly people won't see this figures. i) Consultant cost = 40 mil x 10% = 4Mil or RM40,000/unit ii) Common infra cost, ie: park, hardscape, softscape, main water reticulation, sewerage, TNB, telekon, say: RM30,000/unit iii) Land premium, say RM20/sqft = 3,100 x 20 = RM62,000.00 iv) Staff cost, promotion, SMS, marketing, etc, = say, RM2,000.00 TOTAL : RM534,000.00 /unit 3. To tender I&P job, you need to be competative. Procedure of tender for I&P: i) Tenderers to submit the intial and only tender submisson ii) There is no revision of tender iii) Tender clarification/negotiation of tender price iv) award of tender As such, there is no way to pay under table to take the job. 4. The commodities, ie: steel, brickwork, wood, copper, OPC, etc main construction materials will increase from time to time. Especially wood as big amount is required in Japan. ie: copper can increase price of 100% last year. 5. Workers. Last time, a skilled bricklayer is RM80/day, now is RM100/day. 1. IMO, the alternative cost will be around 650k if i were to buy a land and build on my own. Land cost for 2150sf (25'x85') @80psf would easily cost > 180k.
2. In my humble view, the most effective way to build the perimeter fencing is before VP and not leave it to the residents association after the handover. The fencing cost is relatively small(vs the selling price) to InP in achieving higher brand value for AI when there is still huge GDV to be realized/developed in longer term. To make this happen, the best is each Pentas owner to write in the request individually to InP. Appreciate anyone could provide the right email address of InP. 3. future cap value upon handover in 2yrs' time, my personal take is 300psf-350psf. Why? this pricing range is prevalent in TODAY's many new landed or highrise props in Shah Alam |
