I think you better focus the price now rather than check the previous price, that not real good unless you go for new development.

The build up is big but I wonder how they squeeze it in......

To get 3273sqft, they need to build 25x65, so left with 20 ft??

Any indication price? and number of unit?

Referring to TTDI AI (250psf), indication price may be 760K for 25x65 (232psf)?? Larger build up has cheaper psf price.

Nolah, there are 2 types of build up
a) Gross b/up - including porch area (covered) and patio (end lot / corner) - Normally applied in KV like Pentas 1,2,3
b) Nett b/up - excluding Porch & Patio - common in Penang

If you take Pentas 1 as exmaple : the intermediate total b/up is 3152sf
Building length is 18,285mm = 59.97 feet
Building width = 7,650mm = 25 feet
so the estimated gross build up (excluding porch) is 60'x25'x2 = 3000sf
Pentas 1 has a void area of 10'x7' (70 sf)
so the estimated gross build up after void area = 3000sf - 70 sf = 2930sf

So I estimate the additional b/up of 222sf (3,152sf - 2,930sf) comes fr porch area.

Look at Pentas 3, the indicative b/up = 3,273sf
I assume if there is no void area inside the house, then the nett b/up (without porch area) for Pentas 3 is roughly = 3,273sf - 222sf (porch) = 3,051 sf
with 3,051sf nett build up, I think the building length is (3,051 /2 / 25) = 61.02 feet only.
Additional land is 24 feet still.

It is a norm for developer to include car porch as part of BU.

The norm calculation is 0.5 x car porch area

correct.

Pentas 1 porch area is bout 20'x25' = 500sf
222sf for covered area is quite close to 0.5

Really interesting. Too bad, it out of my size and budget maybe. 25 x 85 is too huge for me and sure the price is very expensive.

will there be any future launch for the standard size of dsl? around 20 x 75 or that range perhaps?

AI master land is still too big. Quite unlikely especially I&P.

Yup. When I bought it, thought for own stay but my gf, prefer Condo or Indah Residence and complaint Spira seems very deep into the TTDI AI, or at worst, Canting is more nearer to main entrance, which I also suggest so, but I&P main concern is not G&G, therefore I flip for further investment.

I quite like AI, whether I&P or Naza TTDI, but I only could willing to buy below RM 650k landed for future own stay bcz wanted some bullet to invest. And below RM 650k, so far only AI give me the best feeling, it would be a different township after 5-8 years.

Temporary now, not willing to stay at that area. Too quiet and I work in KL.

Chris, Indah Residence may be slightly more expensive and couple of years built. Maybe you can consider Damai Residence 9A since the price is below RM650K.
Furthermore you are working in KL, so Kesas could give you better access to KL although Kesas can be busy at times in the morning rush hour.

Like you said, TTDI AI is too quite although I like the environment as well..

Yupp, agree over Damai Residence. RM 630k which I viewed last month.

But, I would sacrifice some capital for hefty renovation bcz I like do Reno at one shot. Damai could cost me min 100k while condo, 50k is more than enough. Currently, my gf wanted a condo first
for easy maintenance and I can go out at night
without much worry. (=

Bcz for condo, max I willing to buy is always below 450k. Then buy two more units by end of this year.
