Yes the guy called wong and i get his full name as well to complaint him. His english is terrible and he try to speak mandarin with me but i just ignore him, so he have no choice to speak english with me. I dont understand how jaya megah hire and let someone like this represent their reputation and pick up the phone call as support. I dont trust this developer at all so i don't think i'll pay a single penny unless i get my billing statement. screw the late interest, if my 32K get fraud i'll rather die.

I tried to search google, can't find the company website .... ?? The jaya megah sdn bhd got no website at all ???

My loan is 85% i spoke to d sa head. D lady explained very well to me. she did mention d difference of 80% n 85%, may be u shud call her too?!! Her number 0163331199.

property purchase price = 100%
downpayment = 10% (inclusive of whatever rebate or discount given by developer)

balance =90% due to developer base on progressive billing
let's say you take 85% loan.

foundation billing = 10% therefore you need to pay 5% first, then only bank will release balance 5%

bank will not release any money if purchaser have yet to settle the balance between purchase price and balance due.

bankers, please correct my statement if it's wrong.

This is what I understand. But what I dun understand is why Kim Realty ask us to pay the balance without any billing or letter, just sms? Can they do that?

Ok ok i scared bring u all to holland mah. Same explanation as kochin. So if u r 80% then billing comes u pay d 10%, if u r 85% then u can pay 5% now so that when billing comes, everything is in place bank will release money 5% in time, as payment needs to be done within 3 weeks from billing date. Else late payment interest will incur. If d 85% people want to wait till billing then only pay oso can but hv risk of late payment interest only. I said i prefer to bring cheque to amara gallery to pay she said ok can just pass to sa at sales gallery. Any bankers here? Any comments?

10% is for foundation. so if you take 80% loan. you will be billed once 20% completed. not 10% foundation

Huh sure kah? Once foundation can bill they will bill 10% to all, y so special to 80% loan purchases?
