Im afraid its not as easy as that. I see an oversupply of place like this that overcomes demand and eventually, not all lots are taken up.

needs another year to gauge, now rather queit.
parkville is next to palm spring. the surrounding is not so pretty as there is HTC running parallel to the road, and the other side is the NKVE. but it still looks like a good buy as the pics of the compound looks very nice with the houses surrounded by garden walkways

SS2 Mall ...... it needs more quality eateries and shops. the management need to take a look at paradigm/empire and emulate what they did successfully.

a) renovate the top floors and change it to 8 screen cinemas
b) 2-3 fast food
c) quality and reasonably priced restaurant
d) bookshops
e) get a popular hypermarket like tesco or giant. with aeon big at tropicana mall i'm sure tesco and giant would be interested
f) relook at the existing tenant - some are selling really boring niche products like blinds, mattress etc (actually not a lot of shops left haha)
g) have weekly promo - celebrities, special sales, events - anything to generate hype and liven up the place
h) try to connect the front section to the mall to make it more seamless. also the mall and parking connection is bad - steps everywhere with deserted walkway, not elderly friendly and dangerous

Gym is doing ok. Also got new eatery, Gooh Wah XO Fish Head Noodle is quite popular with crowd. It is my favourite with right balance of yam, tomato and yummy fish meat. Price is reasonable and service is prompt.

Another eatery that still managing to stay on for 2 years already is Al-Amin selling Xinjiang Muslim cuisine . Will go and try the food soon. You can find the review here:

Elsewise , Caring Pharmacy is the latest to close down.

There is a post in another forum saying that the shops have been given 3 months to close business as there are plans to rebuild a section of the mall into residence . Anyone can give verify this?

at least there won't be econsave to drag down the image of the area...

it would be wonderful if the low cost flats people can clean up like Singapore HDB or just move out

Latest update . Econsave had ceased operations. There is a temporary outlet selling many vareities of CNY Biscuit at the residential frontage of the mall.

SS2 mall failed is because they didnt manage to secure a branded anchor tenant like Jaya Jusco, Jaya Grocer etc....

Those people staying in that vicinity want to buy expensive stuff only.. you open econsave people tak kesah because econsave is technically pasar pagi with aircond.
