Was there just now. Block
D is nearest to the simens factory or depot. I been to the site. Sound pollution from factory. Give a pass to this . The road too small and alot of ytl lorry coming in and out. All swimming pool unit gone except for the top floor duplex unit.

15 units per floor for block b & c (2 lifts share). 9 units per floor for block a & d (3 lifts each).
but all blocks are linked, so total lift per floor is 8, and total units per floor is 33

as this morning, 1000+ sf units with balcony facing pool kena sapu. 825 & 857sf units facing selayang without balcony still available.

Me and 3 of frens also bought block d, face apartment.. saw that face swimming pool is facing factory+stone, so decided to buy block D. Block A is abit costly coz mb in future, there have a new building in front then no more kl view tongue.gif feel that block c is not bad, jz abit hot during noon time lo..

Here is my tot.

Block A more expensive than other block. Some got KLCC view but it might not be permanent view.

Block B and C swimming pool are the best buy 1021 sqft. Thats why all kena Sapued. Beside the 1021 sqft type of got 1052 sqft type but the units is deeper inside cant get the pool view not sure why still got people buying, one side view block by block A/D, the other side view block by block C/D. The good thing is direct sun light also kena block, not so hot. The 1052 sqft units almost finished left about 5 or 6 units.

Block D, when i was there at site the simens factory is very noisy !!! So Block D facing factory is definately a no no.

I think the good buy and safe bet would be selayang view small units ~850 sqft at 260 psft after discount. View I am not sure but there is high tension cable few hundreds meter away and got afternoon sun.

There is term and condition on Ipad 2, you have to get the loan approval and sign the SNP within 1 month from the purchase date which i think should be no problem for all the buyer ....

pls be aware of the T&C for the ipad:
1. must sign SPA within 30 days
2. must sign letter of offer - bank within 30 days
3. must use developer's lawyer for loan legal matters and sign within 30 days. Sam & Chan (developer's solicitor) not offering any discount for their services for loan legal matters. so you are actually paying for it yourself for the ipad!
4. ipad2 (don't know which model) only given upon sucessful 1st drawdown from loan (so easily another 6-9 months from now???)

So u meant bank loan agreement,normally hv to pay and borne by buyer effective 1jan 10..i tot got 2 law firms for this?

It's TAM and CHAN. I wonder where is the 2nd panel lawyer, I asked around but nobody knows about them. Some agent passed me the name card. The other panel lawyer is TAN AIK KIONG & CO.

i just dun agreed with item 3, *sigh* sweat.gif even other development, using same legal firm can get 20% discount.. aiyoo.. offcoz disbursement (stamping fee, etc) are fixed.. but facilities agreement can be discounted.. this legal firm ahh..

No more target for now. Boh bullet liao. My parents got a unit in Amara not planning to loan pay cash, so they will utilise the 5 + 4% discount. shakehead.gif

Here my tot.. for block A, who bought unit A-XX-9 (dun know start at which level), and block D, who bought unit D-XX-01 (level 8 above) will get KLCC view permanently.. unless they build something high above that KTM station.. hmm.gif

was surprised to see block d take up improved.
overall i would guess it's about 70% sold.
a is about 90%
b is about 90%
c is about 60%
d is about 15%

sunday got buffet. showhouse should be open tmrw too.
