For your guys knowledge, there are two documents that required legal fees. One is the i) sales and purchase agreement, and the secon one is ii)Loan Agreement.

i)Sales and Purchase agreement
--prepare by developer's lawyer
--legals fees will be borned by developer(for Amara project;not all project is the same)
--you required to pay disbursement fees of RM500 (for stationery, printing, telephone, courier, misc, etc) (herd that it also included the stamping)
(btw, some other project that allow own lawyer, most of the time will have discount on disbursement fees)

ii)Mortgage Loan Agreement
--prepare by panel bank appointed lawyer (this is document for bank usage, therefore will be prepare by bank's lawyer)
--you required to pay the legal fees, stamp duty, and disbursement fees for the agreement

Btw, can anyone help to check with the developer, the wooden house land beside the actual site belong to who? And is it they going to build their own office there? (heard this from the SA)

Shit, i checked the briefing (given by developer to kim realty). It says :

"Free legal fees on SPA (however, purchaser to pay for disbursement RM500); Developer panel lawyers only. If buyer uses their own lawyer, no free legal fees on SPA. (subject to Loan Agreement using the same developer panel lawyer)"

It seems that developer force purchaser to use SPA lawyer for their loan agreement like kochin said mad.gif

I was there this morning but I am not too impressed with the access road and location right in front of YTL cement plant. Please see the analysis by Propwall:

Hopefully this project is not 'Amara' with an alphabet 'n' as suffix.

Anyway, many properties nowdays develop along fringe areas already, most notably ytl ones. If possible purchasers want surroundings to be perfect but for something below rm300k, very2 hard .. Some of the factors in propwall will not remain so in the future.

Actually this place have to look at from a medium cost 'eye'. Cement factory is a definite nono but its so prominent that buyers have taken this object as an inevitable fact. Its like buying a proton & accepting that something is wrong with the car . The 1%entry price/ concept/location/accessibilty of this development deserves some hefty points so i'm prepared to overlook the factory bit. Another controversial thing is the limestone hill, there were people standing at the showroom staring at the so so near hill, arching their heads up.. what to do, either be intimidated by its presence or accept & admire its beauty .. hoping for the best & looking for the beautiful in ugliness ..

Propwall analysis don't seem to be accurate. I heard that service apartment is under hda now since last year. For that price with freehold property is very hard to get now which not too far from KL. Access road mind change or upgrade in future,that what I hope. So many highway is transform from small road.

Just called one of the AmBank's bankers, loan agreement by default for this project will use the same developer's panel lawyer. And according to her, is one of the TNC to eligible for the Ipad..

Didn't hang out long. Too hot because too many people in there and there are really some smelly feet running around, especially in the showroom! Almost puke from the humidity and smelly feet =(

Latest update as of 2.30pm. Most of the units gone and the chart is updated roughly 30mins - 1 hour late. Couldn't take some good picture, a lot of ppl crowding around the chart. Estimate 90% sold including block D. Block A left red blocks. Block B and C left high floors mostly and some orange blocks.
