Provided you settle the loan and S&P within 30 days then you will entitle for the ipad. But OCBC is not in the panel list yet and this will just slow down the process..plus the loan need to liaise with lawyer, again OCBC need to liaise with the panel lawyer this will wasting the processing time as well.
** If you get loan from OCBC, make sure the banker pass your case to the developer panel lawyer, cause normally banker will pass to the lawyer they close with in order to get the commission. If they pass to the other lawyer, you need to bear the lawyer fees and yourself.

Y the developer so fishy?can just demand to extend to 45 days? Then wat is the ipad capacity tat going to give to buyers? 64gbz,3G+wifi? Anyway my new ipad 2 white wil be arrive next week (pesonal booked)...yeah...

Old skool style investor play very safe. They went through a lot of downturn and also some bad investment like bukit x untung. For passive income after retirement. Told them to go through bank loan if possible with minimal lock in. Don't take all the risk by themselves offload it to the banks. If well known developer then I probably would agree.

The disbursement for SPA already rm500, more than normal then no disccount for loan legal if we pass more biz to them ?
If thats the case, i might as well use my own banker & loan solicitor.

I don't think developer has right to restrict the banker/loan solicitor the purchaser uses.

I think there is some confusion here.
The free legal fees is for SPA. As long as spa signed with developer panel, then legal fees is free.

The purchaser/banker is not required to pass loan agreement to SPA panel lawyer as the loan legal fees is not free but paid by purchaser.

Please clarify if i am wrong.

I cant upload now. Probably when m home i will. I would say the layout of e show unit is so so only. Not very ideal. E master bedroom fitted with queen size bed, yet small clearance left right and front. Regardless, i booked one of e same type.

commercial may not necessary to be lease hold.

HSBC offer me -2.25% BLR +discount on 10% on legal fee + 15% or 20% on stamp duty...

but im confuse.. if i dont take with panel bank... will the process delayed? how about the discount it is valid and accept by panel lawyer? rclxub.gif

or should I just go with panel bank (Cimb) and take -2.1% BLR?
