QUOTE(kochin @ May 14 2011, 06:31 PM) pls be aware of the T&C for the ipad: 1. must sign SPA within 30 days 2. must sign letter of offer - bank within 30 days 3. must use developer's lawyer for loan legal matters and sign within 30 days. Sam & Chan (developer's solicitor) not offering any discount for their services for loan legal matters. so you are actually paying for it yourself for the ipad! 4. ipad2 (don't know which model) only given upon sucessful 1st drawdown from loan (so easily another 6-9 months from now???) so dis mean... in order to get an ipad.. i need to deal with developer solicitor and not developer bank panel? if I take loan from OCBC i still get ipad rite?

Provided you settle the loan and S&P within 30 days then you will entitle for the ipad. But OCBC is not in the panel list yet and this will just slow down the process..plus the loan need to liaise with lawyer, again OCBC need to liaise with the panel lawyer this will wasting the processing time as well. ** If you get loan from OCBC, make sure the banker pass your case to the developer panel lawyer, cause normally banker will pass to the lawyer they close with in order to get the commission. If they pass to the other lawyer, you need to bear the lawyer fees and yourself. Please come tomorrow (Sunday) for free food and view the show unit(hope can ready). 75% sold out. Interested feel free to PM me your details. Thanks & good night.

Added on May 14, 2011, 7:58 pmpay cash? no need to think about monthly installment.. QUOTE(WLP3234 @ May 14 2011, 08:03 PM) CASH Old skool style investor play very safe. They went through a lot of downturn and also some bad investment like bukit x untung. For passive income after retirement. Told them to go through bank loan if possible with minimal lock in. Don't take all the risk by themselves offload it to the banks. If well known developer then I probably would agree. QUOTE(0106127 @ May 15 2011, 02:52 AM) I heard the SA saying they sold 300+ units today. Most probably if u compare sales chart I took at 6.30pm vs. 11.30am +- from another forummer.

QUOTE(106127 @ May 14 2011, 08:34 PM) no of lift: 3+2+2+3 no of units: 696 Added on May 14, 2011, 8:42 pmboycott them after this deal Protes protes ! The disbursement for SPA already rm500, more than normal then no disccount for loan legal if we pass more biz to them ? If thats the case, i might as well use my own banker & loan solicitor. I don't think developer has right to restrict the banker/loan solicitor the purchaser uses. This post has been edited by mrPOTATO: May 15 2011, 11:36 AM

As long as spa signed with developer panel, then legal fees is free. The purchaser/banker is not required to pass loan agreement to SPA panel lawyer as the loan legal fees is not free but paid by purchaser. Please clarify if i am wrong. QUOTE(adrian0229 @ May 15 2011, 11:36 AM) I cant upload now. Probably when m home i will. I would say the layout of e show unit is so so only. Not very ideal. E master bedroom fitted with queen size bed, yet small clearance left right and front. Regardless, i booked one of e same type. It is really pack in here and selling fast. My friend failed to book two units, both sold when e SA checked with e updated list. Can this be taken as an indication for e future price.

QUOTE(Condo Hunter @ May 11 2011, 11:21 PM) commercial consider leasehold=) government had the rights to redevelope the commercial land = build MRT/hospital/amenities that is absolutely totally sooo wrong. commercial may not necessary to be lease hold. commercial for residential stay might include shops below and bad thing is your utility bills will b higher.

HSBC offer me -2.25% BLR +discount on 10% on legal fee + 15% or 20% on stamp duty... but im confuse.. if i dont take with panel bank... will the process delayed? how about the discount it is valid and accept by panel lawyer? or should I just go with panel bank (Cimb) and take -2.1% BLR? pic of showroom taken today attached below...
