I staying at Prima Saujana , next to mutiara villa. I bought this house during first lunch by Paramount at RM 189,900.00 for my own staying. Which mean about 6-7 year ago. Since last 4-5 year, i have seen a great increase of car using Kajang Bypass straight to KL.
Last 3 year, the number of car pass by main road ( opposite current Mcdonald at Prima Saujana ) going to KL by 6.00 - 6.20 AM is still very smooth.
compare to today, u going out by 6.20 am from Prima Saujana, the car already so much. Especially a traffic light which located after pass by Mcdonald (on your right) & fly over to KL side.
After they opening the highway which connected to Seremban, now become more worst. either is working hrs (morning side after 7.15am), special holiday, weekend evening, some time the jam stuck before the fly over straight to the traffic light. The authorities did try to allow one lane on the left to pass through without waiting traffic light to overcome the jam, but in the end still on back the traffic light.
Try to imagine, what will happen over next 2-3 year? In my opinion, the only solution is to build another FlyOver above the traffic light.
This does not affect to those who is going to Kajang town as there is a lot of alternatif road from TTDI & Kajang perdana ( pass through housing area)

BECAUSE, wherever area you move, is still will be jam in every corner if you going to KL or connect to MMR2 from Cheras.
as infrastructure always can't match with the increase of car number & popullation. No matter how much hightway you build, is still end up with jam on the major highway. Why ? Coz all the new highway is build up with TOLL & for sure people will use the road without toll. Right ?
More people talking Kajang will be a next booming area as more big developer going there from Kajang up to semenyih.
but the question is ARE this area will be as hot as Puchong, sg.Long, damansara as per developer say ? The time i bought Prima Saujana, Paramount also saying this area will be like Bangsar walk. I dun see any off it. Perhaps a lot of you seeing Shell, Petronas, McD, Perodua, Standard C Bank, Mualamat Bank, Papa rich.Wah, so nice, coz this all is facing main road. How about a shop in the middle of Prima Saujana, you all should go & take a look what entities/business are running around , some of it unable to rent out until now. & funny, only one Chinese Kopitaim, open alternatively at sunday coz no vol.
Hopefully some big entities will come in more in future like Cheras Perdana with carefour, citibank, J.Jusco

Congratulation on your purchase of Prima Saujana for 190K 6-7years back ! It is an excellent buy looking back isn't it? I agree with you that going into KL from ANY direction will be jam, no hiding from it, if want to avoid jam, we can use MRT which will be located opposite Tesco.
I also agree with you that it is not as hype as Bangsar at the moment, however looking at the trend of development, the commercial centre is thriving and more established retail shops are coming in every now and then. First Standand Chartered came in, next McDonalds, then papa rich, and bank muamalak, then sports shops, music shops, al-jabbar retail etc etc. Of course these people are going to fill up the frontage first, those shops not fronting the road are also beginning to open. 99cents shop from Sg Chua has recently opened, so are a few other new venture shops. The trend is looking very promising really for the commercial centre of Prima Saujana.
711k for 2-storey at NAZA Groove - I think top up with another 100K+ or so and get Mutiara Villa better. Mutiara Villa still under previewing stage but already snapped up almost finishing already, faster than NAZA Groove despite all the advertising by NAZA, below is the reasons I feel make the difference.

Comparing the values, if NAZA's 2-storey link house is 711K, Mutiara Villa's value should be (711+ 478K) = RM1.1M++ , but they are selling at 846K. Looking at the NAZA project, I can't help buy feel that Mutiara Villa is way undervalue at the moment. Recommendation to buy Mutiara Villa.
