Did anyone manage to buy Link House at TTDI Grove Kajang.

I was really interested with the new development. I received sms saying that they going to launch it on Mar26-27. But when my sis went there to pay booking fees. They said...all the units have been sold out. Not sure whether they really sold all the units or hold back because demands are good. And resell it at higher price once it's completed. rclxub.gif

Anyone has any idea..whether there are new developments around Saujana Impian Area.

I would prefer houses along Cheras-Kajang Highway.

Gosh... properties price in Kajang has gone bit insane. sweat.gif

Well..when i called to ask further regarding that properties...the person in chg told me that the price has increase to RM450k++... no more RM421k as mentioned in the sms...... and they haven't even launch it yet... somehow..they keep on changing their stories whenever we called....

Nearly did a booking, until I realize a big Mosque less than 200m away from phase 1 on the otherside of the mainroad.. a big turn off for me...

I see... when I was there, Phase 1 sold out, Phase 3 only got few and Phase 2 still got a lot.. Maybe your parents were aiming Phase 1 units??

As I didnt bring bank draft or cheque, the agent even suggested they can help me to lock the unit and pay next day... but I wasn't convinced with the location sweat.gif

Nice both of you..im one of the buyer..for phase 1.. My office just > 100 meters from ttdi grove.. Worked there since 2006.. So i know exactly what have and sorrounding that area. Just received a letter from ttdi to sign spa.maybe will goto their office next week. smile.gif

Hitori, have you sign the spa? which bank you take for loan? It stil BBB mode for this project their are launching phase 4 and 5 already. For phase 1 corner still available but the price already shoot up to 800k.

Launch is early march, i forgot the date, If you go to the site, they already cleared the land, no piling yet, the 1st phase should be completed in 24 month based on snp. Price for early bird on phase 1 is around 431k intermediate. TTDI is throwing 3% discount as usual like their other project.

Why not just call their office instead of call SA..I did call the office last time to get surface info before physically pay a visit to their showroom..This is their showroom number :-03 5101 5787 / 1300-88-8834 ..

I tried calling them before and similar situation as you no one pick up the phone.
So , what I did was I dropped them an email and their sales people call me few hours later.
Maybe you can try that...

progressing well, piling is ongoing for all phase, they launching phase 4 now. You should go to the sales office, they have the scale model showing the lower ground. I believe naza will deliver as what they did with alam impian.

I think it is phase 4....in my opinion, this is the best phase of house....being near to shop and farther away from prison

Newer project in Kajang all are more than 500k (referring for those with nicer facade, bigger development and Guarded)....I agree with you that it is not cheap anymore.....but, one thing for sure, there will be more development in Kajang as over the years, i think it is seriously lacking certain type of development, G&G property, modern commercial/retail area, etc.

Hi all, I'm thinking of buying a shop here (grove square). What is your view on the shop here?? I'm not familair with Kajang but with the price of 840k for 2 storey shop its quite reasonable compare to place like Emerald West Rawang which cost 1.9m.

Also, anyone know which race is the majority around this area? Reason for me asking this is because we can roughly know what would be the return of investment. Appreciate your view. Thanks!

I think sold out that 2sty shop facing behind. Just left few unit for bumi lot. Unless you are bumi can buy now.

Still have new project there coming soon the opposite highway.

is that Naza TTDI keep reserved 50 % of house or shop for Bumi ? i heard from a buyer.

Hello. I just went through TTDI's website and found that Acacia will be their next launching provided the info in the website is not outdated. A few questions :
1. Anyone with information on the launching date?
2. Indication price
3. Any idea on the location/distance between the upcoming MRT and TTDI Grove?

last 2 month i called thier office still have some 2sty shop facing housing area available at RM800k+

the 2nd phase facing main road will launch soon but the price will hit RM1.5m above

Unless they really doing a real good job in the entire development, including serenity, landscaping, security and commercial. Otherwise not easy. But if they are able to create a good mix of all these, it will be one of the niche projects around that cater and offer certain environment that is missing or required.

In that case, it will become the place to be...as of now, the most notable township within Kajang are country height and Jade hill which targeting even higher end market ...of course NAdayu and Kj2 will also be competing directly on this sort of mid market segment.

i have the impression that working couple can afford more than 1 property during old days.
and i also believe that property price will continue to increase till the point that a couple can only afford 1 property in a life time. eg. u will be proud to own a decent property in hongkong if you know what i mean. we are asian and chinese like property

kajang and semenyih is a place for investment regardless of short/long term, populated and surrounding with highways.

just my 2 cent.

Depends which location you are benchmarking. If you benchmark against KLCC, many location within Shah ALam, USJ, Puchong, PutraHeights, Sungai Buluh are much farther than Kajang.

If you benchmark against PJ, yes, it will be a bit far.

Rawang new launch by Mahsing also selling close to 600k now .... I am sure Rawang is even farther.

Ultimately, every location has its own pull factor as not everyone work in PJ or KLCC.


we need to be more objective ...and look from different perspective, otherwise, we might be missing a lot of good opportunity. By the way, if you have been to jade hill or country height, you will know why some people want to stay there.

I don't think normal ppl can afford Country Heights as far as I know. Been in there once, all I saw were bungalows, super bungalows and mansions.

if you want more structure landscape...jade hill (quite oriental outlook), country heights is more for conventional high end enclave that one big of it is basically bungalow built by individuals.

TTDI Grove, KJ2 and Nadayu 92 are more for mid end market. Nadayu now has issue with accessibility as Tropicana Kajang is expect to be built on the other side, thus for now no clarity if Dijaya is going to open up the road to connect to Nadayu, thus, leaving Nadayu with the current access via the small tunnel.

I am the owner of DST shoplots and also Phase 5 Zinnia of TTDI Groove (Well! not exactly the owner yet as I have not signed the S&P though the loan has been approved)
All I want to say is taht I have a very poor impression of Kajang before I went there to have a look myself. Previously to me Kajang was far and has no potential whatsoever. After visiting the TTDI Groove site, I have no doubt in putting my money on it. Frankly, I couldn't find any real weaknesses or threat. Among the strngth of the area to me
1. It s just a mere 30 minutes drive from KL (ampang)
2. It is connected all the way via highway (if you use MRR2 and Cheras-Kajang Highway)
3. You do not need to pass through the busy Kajang town to get to it
4. Lots of amenities around - Giant, Tesco etc.
5. New MRT station to be built just 2km away
6. Along this Kajang-Semenyih bypass road, there are plenty of new developments and all are well planned.
7. The price are really affordable compared to other part of KL
8. Naza is a trusted developer with good track records of building a quality homes.
9. It is also linked to SILK and LEKAS

Well, I guess the name Kajang brings a not so nice 'mental picture' to certain people. If the arae is being rebranded, strongly believed it is going to be the next Mutiara Damansara or Kota Damansara.

There's another shoplot area just next to TTDI grove, i think it's called Kajang Perdana. Not doing so well from the look of it, plenty of empty lots. hmm.gif
Prima Saujana has 2 petrol stations + McD + Giant to draw people into that area.
What will be the pulling factor for TTDI Grove shoplot? Is it just to service the residents of TTDI Grove? sweat.gif

I guess local business....no one knows....commercial is very tricky sometimes....it could be very hot on one side of the road but the shop on opposite could be very quiet. I think TTDI grove square is decent and has enough shoplot to form a small local business/retail area as it is surrounded by these decent development by Naza. If these shop lot areas are getting hot up, it may do the residential houses a lot more goods

Yup, Kajang Perdana is pretty quite, i guess it will continue to struggle (on the existing shop)..btw, there is another shoplot project in Kajang Perdana.....it called kajang walk (http://www.kajangwalk.com/)...

for that price tag, i would rather go for Jade Hills superlink subsale or Twin Palms superlink subsale..
JH and TP are build for exclusive highend residential from the very beginning with better GnG, planning and lower density since most of the houses are semiD and bungalow..

but for grove, majority are terrace but higher end houses are lesser..

for the same price, i would rather buy a cheaper one among the highend and leverage on the highend enviroment rather than buying a highend among the lower end houses..

for JH n TP, chances of the lower end one to appreciate is higher since its surrounded with houses that are much more expensive around..

just my personal preference.. icon_rolleyes.gif

Haha. WondEr what magic they can do?

Of course, the facade is looks damm great. The land size is huge from 2254 sq ft onwards, making if I compare against TTDI AI, it should be RM 820k onwards, which I consider expensive. I rate AI much higher than Grove.

Same here, buddy. Unbelievably expensive price for TTDI Grove with low land, packed environments surrounded by cheap apartments and old houses. I rather invested in Hillpark Phase 2 not far from there.

TTDI last phase is 22X70 all prebooked already for 680K. It is cheaper than Mutiara villa because the land area and built up is smaller. 2-storey only. Mutiara Villa is 3-storey and is gated and guarded (TTDI is not g&g). Also , the Mutiara Villa building and internal design is much more modern.

For better life for my family, I have chose to take up Mutiara Villa for 150K+ more.

hi, i just register today since i notice there is a lot of member here not familar with area around TTDI & Mutiara villa.
I staying at Prima Saujana , next to mutiara villa. I bought this house during first lunch by Paramount at RM 189,900.00 for my own staying. Which mean about 6-7 year ago. Since last 4-5 year, i have seen a great increase of car using Kajang Bypass straight to KL.
Last 3 year, the number of car pass by main road ( opposite current Mcdonald at Prima Saujana ) going to KL by 6.00 - 6.20 AM is still very smooth.
compare to today, u going out by 6.20 am from Prima Saujana, the car already so much. Especially a traffic light which located after pass by Mcdonald (on your right) & fly over to KL side.
After they opening the highway which connected to Seremban, now become more worst. either is working hrs (morning side after 7.15am), special holiday, weekend evening, some time the jam stuck before the fly over straight to the traffic light. The authorities did try to allow one lane on the left to pass through without waiting traffic light to overcome the jam, but in the end still on back the traffic light.

Try to imagine, what will happen over next 2-3 year? In my opinion, the only solution is to build another FlyOver above the traffic light.

This does not affect to those who is going to Kajang town as there is a lot of alternatif road from TTDI & Kajang perdana ( pass through housing area)

wat was said above is very true. i have been staying in kajang for over 12 years and i use the road everyday.

the area has not boom yet but the prices have been increasing steadily.

I agree and support this statement. Last Monday was a bad experience for me, as I going from Kajang to KL at 6:30am but the traffic is damn miserable from Plaza Phoenix to KL. The other alternative is that we can use PLUS hilghway Sg. Besi but it is costlier though whistling.gif

I dont know if the cars are clogged up in the morning, but I did experienced a flash flood when it rained heavily few weeks back! The rain was so heavy, that road outside SCB is flood up to 4 inches and the slope down area after SCB towards SILK just out TTDI entrance was flooded so high that all cars stopped. The water subsided when the rain slowed down. That day, of course, was the 2nd flash flood in Kajang... was it May 2nd, just after Labour Day holiday. So, buyers, better check out if your houses are below road level or not.

Thanks for sharing. Well, to be honest, from Kajang to KL if going via Cheras, for sure it will be jammed. Cheras area itself is already really congested in the morning. Seriously, no easy to find a place to stay if want to avoid traffic jam going to KL. FRom Jalan Ampang, Jelatek, Tun Razak. Genting klang, jalan parlimen, jalan bangsar, federal highway, etc all jammed during peak hours. Some highways offers better traffic flow, but you need to pay for it. To be honest, the better solution is use public transport if the option is available.

I agree the development of retail in Kajang has not been very very hot. Prima Suajana is kind of quite neighbourhood during the weekend. Well, this is common to many residential area per say. I guess, it require more residential development to pull in the mass and increase activities in the retails. Perhaps they need a concentrated hot spot for certain activities (like the pull factor of DPC).

The only pull factor that is similar to DPC in Kajang would be Jade Hills, IOI Resort?? but they are both not ready.

The one nearer to Balakong/Cheras/Sg. Long side would be C180, Jaya Jusco and the upcoming Centerstage.


So, to go KL from Kajang Bypass would be via Silk Highway? Isnt it easier to go via Saga Highway as there is only one toll instead of 2?

The authorities did try to allow one lane on the left to pass through without waiting traffic light to overcome the jam, but in the end still on back the traffic light.

Try to imagine, what will happen over next 2-3 year? In my opinion, the only solution is to build another FlyOver above the traffic light.

This does not affect to those who is going to Kajang town as there is a lot of alternatif road from TTDI & Kajang perdana ( pass through housing area)

** Pls take note, i here not to say bad thing about surrounding area here, only to answer Spydermind question.
BECAUSE, wherever area you move, is still will be jam in every corner if you going to KL or connect to MMR2 from Cheras.
as infrastructure always can't match with the increase of car number & popullation. No matter how much hightway you build, is still end up with jam on the major highway. Why ? Coz all the new highway is build up with TOLL & for sure people will use the road without toll. Right ?

More people talking Kajang will be a next booming area as more big developer going there from Kajang up to semenyih.
but the question is ARE this area will be as hot as Puchong, sg.Long, damansara as per developer say ? The time i bought Prima Saujana, Paramount also saying this area will be like Bangsar walk. I dun see any off it. Perhaps a lot of you seeing Shell, Petronas, McD, Perodua, Standard C Bank, Mualamat Bank, Papa rich.Wah, so nice, coz this all is facing main road. How about a shop in the middle of Prima Saujana, you all should go & take a look what entities/business are running around , some of it unable to rent out until now. & funny, only one Chinese Kopitaim, open alternatively at sunday coz no vol. 
Hopefully some big entities will come in more in future like Cheras Perdana with carefour, citibank, J.Jusco
For those is buying for own staying, if you like it. Just buy

First Standand Chartered came in, next McDonalds, then papa rich, and bank muamalak, then sports shops, music shops, al-jabbar retail etc etc. Of course these people are going to fill up the frontage first, those shops not fronting the road are also beginning to open. 99cents shop from Sg Chua has recently opened, so are a few other new venture shops. The trend is looking very promising really for the commercial centre of Prima Saujana.

711k for 2-storey at NAZA Groove - I think top up with another 100K+ or so and get Mutiara Villa better. Mutiara Villa still under previewing stage but already snapped up almost finishing already, faster than NAZA Groove despite all the advertising by NAZA, below is the reasons I feel make the difference.

Both Mutiara Villa and TTDI Grove - Phase 9 (Acacia) have their pros and cons. Been to both sites, looked at their offerings I would say MV is a better choice. If not due to the corner unit I managed to secure in Acacia which has bigger built up, better floor plan and ample land (lower price compared to MV intermediate), I will opt for MV for sure. Anyone else bought Acacia here?? smile.gif

Sort of agree that on overall basis, the 130k+ seem to be offering more good to potential buyer (taking away the location topic since both are quite close to each other).

Just to point out a few things:
- Loan Agreement and related cost will not be more than 15k (not 20k)
- G&G concept value is hard to justified. if more robbery or break in happening, then the G&G might be even more valuable.
- Fiber optic : This is Telecom Malaysia. Eventually, i dont think they will skip TTDI Grove and with the current unifi, the installation is free.
- TTDI Grove with no aircond points and piping ??
- Water heater ready (Solar type ? ) It would not be more than 15k including hot water piping to each bathroom.
- hard to justify building facade lah .... different people difference preference.
- Landscape (size) and facilities wise, MV is better.

I guess TTDI grove is also charging more on the brand and reputation of the developer. Somehow, it gives people certain assurance about the ability to complete project or so. In other words, if naza is offering what MV offering, then it might be 950k or so? Who knows.... : )

Agree with spydermind...if TTDI offers everything that MV offers their pricing should be on par or cheaper a bit (true for inter vs inter unit, corner vs corner and n-lot vs n-lot might differ due to land size) - TTDI can't beat the landscape n facilities offered by MV

water heater ready as what I've been told is not solar type, its just the instant ones but hey things could change thru out the development period rite??

What I heard frm TTDI SA yesterday is that they are including Rain Water Harvesting (RWH) system as well to all unit in Acacia. I wud prefer Solar system really or perhaps both haha. At least with RWH washing car + gardening will be free smile.gif

For G&G part, I've spoken to the SA and they said it won't be included automatically, the residents of Acacia will have to sit down together and vote for it,once all agreed on the G&G and maintenance fee per month, the developer will build it for us. I wud have preferred they just built it along with the houses..easier

Though I agree that the built up alone is worth the difference in price,
fibre optics (rm30K) and g&g (rm50k), water heater ready (RM25K) hard to swallow...


Landscaping - 4.3 acres garden for just one phase-worth another RM50K per house? Then, what about other phases? more 4.5 acres gardens per phase? How big is the WHOLE PROJECT?

In fact more gardens at MV will be better for us...nice eye candy which we can enjoy from the pool. Keep it up!

Thanks for the useful comments. After confirming with the lawyer, the bill for loan legal fees and disbursements alone turns out to be about 14k, you are correct on your assessment. Other expenses such MOT, stamp duties, SPA legal fees are paid by developer for both projects, both projects cancels out, so additional value for MV for miscellaneous expenses paid by developer is 14K only not 20K.

Fiber Optic :
Moving into the internet age, I can't help but think that installing Fibre-Optics should be a standard feature in every new development. After all, what more better chance to install it once and for all by the developer during construction stage, rather than digging up the copper lines and replacing it later. I could accept, in fact welcome, the upgrading from copper lines to fibre optics nevertheless in old areas such as PJ, KL. But in new housing area? A little foresight, new housing area should be installed with fibre optics straight away, and this done for Mutiara Villa is viewed by the internet savvy as a very innovative move by TLS Developer.3 Hurrays for TLS developer with foresight! Not only the residents not have to feel inferior having only to use Unifi from copper line, the roads leading the development would not need to be re-dig, and re-surface, as it often ending up patchy and uneven after completion. Valuing Mutiara Villa 30K more compared to NAZA just for alone Fibre-optic Unifi maybe ambiguous, after all, we all have slower options such as copper-line Unifi, WiMax and wireless broadband, but I am a dissatisfied user for those lesser options, perhaps due to having been pampered by the fibre-optics instantaneous speed offered in university while studying in the UK. Malaysia is progressing very very slowly, and perhaps finally realising it is a daunting task, re-divert to inferior alternative in trying to achieve 100% WiMAx broadband connection instead - see the WiMax license offered to P1, YTL, Redtone etc .(cheaper, slower and less reliable option but wireless will NEVER beat landed in terms of quality). Currently our country has less than 35% WiMax penetration, and fibre-optic is less than 5%. And Mutiara Villa is designed from start to be the elite and modern, at least in terms of internet connection. Of course they have plans for NAZA’s housing area. Hi Talbac, that is not the case about fiber optic cable. FYI, all unifi is connected via fiber.

Since the past, the obligation of providing (connecting) telephone cabling wihtin the house to the nearest terminal is the responbility of the developer. Then, it will be Telekom or the area fixed line provider like Maxis or Time to connect those to their exchange. With this setup, once they install DSL Equipment, they can provide DSL service (depends on the distance between your house and the DSL equipment, you will get up to several Mbps typically, if you are lucky you may get mroe than 10mbps).

With the revolution of fiber broadband, housing law had not been changed to force developer lay fiber. So, in many project, Developer still need to lay the copper cable within the house to the nearest terminal. no many developer choose to install fiber in the house to the nearest terminal (instead of copper or on top of copper), because it will cost more money and no significant value to house owner.

Why, because, when TM (or Maxis) for example, installed fiber to the neighbourhood...you will see those little green terminal box, then you can subscribe to unifi and TM is still offering free installation to connect your house to the green terminal box with fiber (unless your house is too big, then they might charge you a bit).

TM/Maxis is targeting new housing estate and especially those mid to high end, so i dont think it will not be available in grove for too long.

To be honest, even MV has got that fiber connecting between the house to the terminal, if TM/MAxis not coming in with the main trunk, you still cant connect to fiber broadband. This is how many old houses in KV are connected to fiber broadband service liek Unifi.

Once unifi was ready, all the technician did was pull out my copper cable through the underground conduit and replaced it with a fibre optic cable. Then they installed everything else. Beside a small hole in the wall, no other drillings or wall hacking needed. I dont know if that is worth RM30k more. Just sharing.

Thats the reason Im not quite bothered even though TTDI Groves phases do not come with fibreoptics ready coz TM will do it anyway for free haha. But dunno when the free installation offer will last. After 2 years probably the unifi speed will increase even faster and hopefully TM will still provide the installation for free. Even if we need to pay for the installation, I think it will cost between 800 - 1k (price early unifi adopters needed to pay for installation b4 TM made it free).

About the 3-phase wiring, I thought all new landed property will come with 3-phase ready nowadays? Anyone can clarify? I wud like to actually have the 3-phase wiring ready for my new house coz dun wanna do the rewiring later. As of today, total 38 units sold and balance of 17 units. I am also one of the buyer for this ttdi acacia. I bought the intermediate unit. Cant afford to buy corner unit. Actually i was eyeing on the rectangular corner unit. But end up buying intermediate unit for whatsoever reasons.
SA over there told me now the concept is guarded and not gated. Because they told that they wanted to get the individual title. If guarded and gated concept, they cant get individual title but strata title. I do not know how true is it. But SA said the G&G concept will be at the later stage.
Anyone can clarify?

Not really. TO be honest, single phase also can work pretty well, unless for bigger unit like semi-D and you are installing bigger aircond all over and turning them on pretty regular....

For this sort of price, i would expect 3-phase

Hi bro,great to know fellow Acacians here in LYN,yes about the G&G concept,my SA also said its guarded but not gated, i hope they will use the anti-climbing fence for perimeter fencing like the one they installed in Alam Impian phases, if they use the cheap 'dawai hijau' fencing they gonna get it frm us.

For the gated concept,1st they said there are some issues involving MPKj n Alam Flora as well especially for thrash pick up and some related services. And yes if the residents wants a full G&G concept the title need to be strata title not individual. Since NazaTTDI provides individual title,the residents will have to sit down together and have a meeting and vote for the boom gate + smart key access and concur on reasonable maintenance fee that everyone can pay.

To avoid non payment issue,block their smart key so they dont have access. Sounds harsh but its inevitable.

Since this will be for ownstay,happily getting old and productively reproduce haha, I think 3-phase is the best bet,tho I know its not that expensive to install but the wiring and damages that concerns me. will double confirm with dev.

Besides, how you find about the environment of the surrounding? i.e pollution? because there is a quarry mines nearby and also batching plant behind our boundary.

Environment wise is good,we have a hilly background loads of greenery to provide us quality air and fresh after rain mist. Frm the google map I think it was an old satellite image,if Im not mistaken (dont bet on this) I think the quarry plant has been closed and that area is now already a new housing area. Will have to go scout deeper.

Another quarry is actually owned by TLS (been told by their rep when I visited their site) where for the past 5 years been smashing and processing the rocky hill to make way for the Mutiara Heights development. Best thing is they processed ad reused the rocks to build the houses there. They also have stop smashing and demolishing so I guess its going to be a peaceful neighbourhood.

I think Saam0212 is not referring to the earthwork by TLS but the Sunway Quarry on the right side of NAZA. My friend at Jelok Impian said Sunway are still running the Quarry full-fledged.

Congratulations for having fibre optics at Twin Palm!

Hindsight biase theory - Things that are left to chances always looked more likely to happen later after it has happened.

Many places in Cheras/Kajang are still not installed with fibre optics, that Twin Palm despite being located in the less-densed area is being connected to fibre optics looks like an initiation by Lum Chang, the developer of Twin Palm to upgrade the township.

hope they will cease operation soon, I thought they shutdown already due to the new large housing area been developed just behind TTDI Grove East area. Guess their housing area is just next to the quarry then. Will need to scout around this week.

I had visited the sales office at kajang and very tempted with Acacia end lot but it is very expensive for these units and i have not enuff bullet even with 2% rebate. If they can give 5% mayb can enter. As compare to Mutiara Villa, MV has a lower entry. The loan rep told me that there will be a new project opposite giant. Any idea on this development. Kajang is really developing with all the projects going on there!!

Yes. There have a new project opposite the Giant. Near the Saujana Villa. But the price if no mistaken will be RM 750k ~ RM 800K ++.... have saw the SA on these. But the landscape and design, and env... MV is the better than it... smile.gif

yes.. Mcken, I agreed to you. Now a day is very hard to find the 2 storey link (new) toward from cheras till kajang... Mahkota Signature ~ 3 Storey, MV ~ 3 Storey all almost is 3 Storey. Had found another coming project near Bukit Mewah Phase 8A (Near Kajang2 and Kajang Utama) also 3 storey. One had found 2 storey is TTDI Grove. May come to Sale Office, last visit on April, there are few units left at PH5, PH6, as well current PH9... You may ask the Ketua TTDI Acacia ~ Aja25 for assitance...

Yes i am actually prefer either Acacia or Ellenia.
Ellenia is cheaper than Acacia. but i am jus like it is near to landscape. (moonson drain)
But ellenia left not much, so i might look into Acacia mayb.

It depends on what u want. I chose acacia because we like the exterior design. Quite modern. Even though its more expensive but afterall, this is our first house and for own stay and its still within our budget.
Furthermore acacia has lower density comparing to other phases imho.
I'm getting 35 years loan. With MRTA all included per month is about 3100 with BLR-2.4.
If ur net income able to fulfill the bank's requirement, why not?
We borrow using 2 names because both of us just working for 3 years so not afford to have it individually.
Welcome u to become our neighbourhood in advance.

JH is quite a niche area. Depends how you look at it actually, for link house, it is actually the cheapest house type in JH and that already about 900k in the subsales and this is much bigger with 2600 sqft of land size.

Setia Eco park offers similar amount of landscape (more than 30% infact). Seri pilmoor (more than 40%, summerglades @40%, symphony hill (35%)....This is excluding those with golf course....

But take note that sometimes, it really depends how they calculate it.

I did not get the MRTA for 35 years. I just get for 27 years (including 2 years construction). It is about 16k only.
If 25 years, it is about 14k.
How much u got?

hehe...dun worry urs a good buy as well...by VP time will reach 1mil surely smile.gif

what we have to fight for now is to push MPKj and developers to erect the flyover at the Saujana Impian intersection before our VP comes, by that time when all the residents move in, things will get out of control if the flyover matter still not solved tho I can always use SILK but extra toll lah haha smile.gif

gosh! I saw the banner up at the roadside 'IRIS' so I decided to call out of curiousity. The banners says 2769sq ft, 3storey. As I bought a unit of Mutiara Villa also 3storey, 3260 sqft, I was half hoping the prices of 'IRIS' goes through the roof of course.

I called, the price was 940K! for 2700++ sq ft! About RM330/ sq ft! I further asked if IRIS is any better finishing compared to Acacia or previous phases, NAZA said all the same concept, same finishing except square feet is bigger. No 3phase wiring, no home alarm, no hot water system... all the same.

Considering Mutiara Villa is still available for 846K for 3260 sq ft, on top of bigger land plot of 26X70, is there a big gap of price difference to be explained? How is the response of IRIS does anyone know? Thanks

no other explanation needed...developer just plain greedy hahah rclxub.gif ....going to check it out today to see the response...land area is smaller than Acacia but they just add another storey thats why the built up is bigger...

For the 3 phase wiring actually the previous Grove buyers already had a meeting with the developer and they promised to install 3 phase wiring as standard to all phases so thats a good news...its in black & white as well so lets just see the outcomes hehe...

I think the price is just too steep. If this is pure strategy to push the unsold unit in the previous phases, then it might make sense, otherwise it is just simply testing the market to the extreme.

oh yeah bro....tat's the tactic..... ppl might as well buy cheaper if the price is too steep on the new development, they might as well buy under-con which is lower than 1M tag......where demand is higher on under-con, then automatic harga also naik sikit nia.....

problem is, unsold unit for previous phases mostly only corner units costing >900k each, all intermediates are sold out except for few inter units of Dhania & Acacia, so i don't think their playing this strategy to push d unsold units, i think they r just confident their products will going to sell regardless of the price from d sold out response came from previous phases...prices for Kajang 2 and Nadayu 92 new launches also are around that figure for semi-D n superlinks so I guess its again depends on d buyerslah...if they can afford it and one particular project suit them...they will just go for it...

I feel NAZA's pricing is plain expensive, way too expensive. When I said to the Sales Person could you justified this price for IRIS, the person shrugged, hesitated, and then mumbled something like 'well....the concept...design...we are NAZA you know.......'. It was as seem NAZA's representative themselve couldn't accept their own pricing. 938K for 2700sq ft, on 22X70 land. Normal house (now upgrade to 3-phase).

Maybe like you say, it is to make previous phase look cheap and sell the previous phase.

Most of the Naza TTDI house designs are very nice. Very modern and just cool.

The Arcacia is quite good looking, much better than all the AI launches. But price quite steep compare to AI, which is very affordable.

now already up to 765k for intermediate...honestly price quite steep for this new phase....earlier phases much more reasonably priced...buy for own stay might be ok subject to personal preferences but for investment probably not a good prospect eventhough the facade for newer phase is much more nicer

What SA told you and what you see on site right now is different storey.. no fence no guard house.. only with guard under a big payung..

House already completed but where are the fence, boom gate and guard post..

Normaly they will construct guard house , boom gate after CF unless the property is strata title . Council only approved guarded scheme

Other development dont need to wait till CF and VP to construct fence and boom gate.. check out Hill Park, Bangi Avenue, etc..

its not a matter of when the perimeter fencing and guard post to b built.. Already got insider news that this development got issue with local council approval..

Just got to know.. TTDI Grove is not Fenced and Guarded since day 1 and agreement from at 80% of the buyers has to be obtained before erecting the fencing and guard post... chances are there is possibility that F&G might not be feasible if most buyers choose not to have it.. maintenance fee is not knows as well.. its not classified as F&G nor G&G as of now until 80% consent is obtained..

as far as I know you cannot make it gated and guarded unless its on strata title like nadayu. And for TTDI grove the developer has promised to erect gates and permanent guard post eventhough in snp its not stated there, its part of the Mou between the purchaser and Naza. You can visit the TTDI grove fb, its quite active there.

yes I bought 1st phase, just Vped last week, it was delayed for a year, but Naza is paying the LAD around 3-4k per month, that's why no one complaining.

Not so soon , just vped, everyone is still doing defect checking to submit to Naza, myself also. But im also not sure staying or not, the transacted price for 1st phase already reach 600k huhu.

Sorry dun understand, the current price for subsale 1st phase is 600k, LAD already paid to purchaser bro. Naza only hutang us 3 month of LAD that going to be settle next 2-3 weeks.

Mine is the cheapest for ttdi grove below 400k, during progress i pay less than 1k for interest, LAD is around 3k++ per month , I don't have the exact figure lazy to count.

Just sharing an update on Acacia Phase 9 progress......scheduled for VP end of May 2014....hope it can help in ur decision bro Chaud....

All phases will be given 1 year free F&G (Fence & Guarded scheme) by NAZA....after that the RA for each phase will take over....anti-climbing fence will be erected after VP....all these were agreed and minute with black n white between NAZA n the current protem RA.....

This area house are strategic.. next to highway.. but it seems even first phase lavenia was handed keys still no move in.. am I wrong in guessing so? Vped di?.. price can shoot up sumore?

Phase 9 havent Chaud....currently only Phase 1 and Phase 2 handed over.....Phase 3,4,5 & 6 end of April or May....Phase 9 also might be delayed....but my visit last weekend....they already prep d road to tar....

Yes , I'm marketing of TTDI Grove Project now.
You're right , the price increased absolutely , property price non-stop increase nowdays .. hehe
But this project haven't 100% complete yet.

BTW NAZA TTDI got last and new project at TTDI GROVE now, It's Iris. 2.5 storey Terrace , 22x70.

No doubt Sg Long + BMC = mature.......but traffic wise....my goodness...but again depends on what r u looking for in term of enjoying ur comfort living.....everyone has their own preferences....for me I hate traffic jam and I don't like to spend 20-40 mins just to get out from the neighbourhood area into the expressway hence I wud like something easily accessible.....here is d map to show the accessibility of this place in term of highways n MRTs....4 stations for u to choose from LoL brows.gif

hey.. that should have been Vped long time ago.. now developer paying LAD? and btw.. my parents house also nearby but old housing.. i also hope it will be full too with occupancy and the row of shops too..

only if a joint suit in the Court is taken.. otherwise pay 50% of LAD consider lucky di.. well suit need money too..

as long its already passed d date of ur SnP.....the calculation wud be 10% of ur house price per annum on daily basis....ie days of delay/365 x (house price x 0.1)....no matter how long is d delay....d developer must pay....

That's what I said lor. Now sales gallery no longer in Shah Alam. It's at TTDI Grove itself. So go site visit, look look see see, then knock the door of the sales gallery if you want to buy. Not sure the purpose of agents for this, unless officially endorsed by Naza ttdi.

Their quality is normally quite decent. Not perfect but definitely above average. You should get them to fix the problem quickly and that is a test on their commitment to support and service customer.

Can see that some shops of TTDI grrove are opened, clinics, electrical shop and one very eye catching big shop (4-5 shops combine together if not mistaken) already on business.. I presume more and more will move in..

How's the occupancy so far? Find one day need to go there explore explore.. hmm.gif hmm.gif

went to see the house...living room is too small. the flooring on the second floor is old fashioned. and toilet on the second floor is too small. But the master bedroom is unique.
