May 'Yes' or May "No". As know that all new developement at Kajang ~ the price is from RM700 till RM900 now for Super Link. That a new developemt who name Mutiara Villa and another New SuperLink beside Sujana Villa.. All cost like above... smile.gif

                                    - No free loan legal fees, stamp duties, misc
                                    - No G&G scheme (residents to form G&G, which I think is difficult)
                                    - No Fibre Optic - Copper line only
                                    - 2 Air-Con points only
                                    - No water-heater installed
                                    - Less than 0.5 acre Garden area for each phase
                                    - No facilities
                                    - Average Building Facade

              Mutiara Villa    - 846K
                                    - 3260 sq ft (860 sqft difference X RM250 per sq ft  = worth about 220K more than NAZA)
                                    - Free MOT, SPA legal fees 
                                    - Free loan legal fees, stamp duties, disbursements (worth about 20K more than NAZA)
                                    - G&G Concept (worth about 50K more than NAZA)  - sorry for ambuity,how do we value G&G?
                                    - Fibre Optic Installed (worth about say 30K more)
                                    - 6 Air-Con Points AND Duct installed (worth 3K)
                                    - Water-heater ready  (worth 25K)
                                    - 4.3 acres garden area ALONE FOR THIS PHASE (worth 50K more)
                                    - Rubber court for basketball, tennis, bbq area, yoga deck etc (worth 50K more)
                                    - Top-notch building facade (worth 30K more)

Comparing the values, if NAZA's 2-storey link house is 711K, Mutiara Villa's value should be (711+ 478K) = RM1.1M++ , but they are selling at 846K. Looking at the NAZA project, I can't help buy feel that Mutiara Villa is way undervalue at the moment. Recommendation to buy Mutiara Villa.

Yes. There have a new project opposite the Giant. Near the Saujana Villa. But the price if no mistaken will be RM 750k ~ RM 800K ++.... have saw the SA on these. But the landscape and design, and env... MV is the better than it... smile.gif

Why Not going for MV...?????

yes.. Mcken, I agreed to you. Now a day is very hard to find the 2 storey link (new) toward from cheras till kajang... Mahkota Signature ~ 3 Storey, MV ~ 3 Storey all almost is 3 Storey. Had found another coming project near Bukit Mewah Phase 8A (Near Kajang2 and Kajang Utama) also 3 storey. One had found 2 storey is TTDI Grove. May come to Sale Office, last visit on April, there are few units left at PH5, PH6, as well current PH9... You may ask the Ketua TTDI Acacia ~ Aja25 for assitance...
