agree! the overall master plan of The Glades is very nice.....good mixes of property types......

my only problem is despite SIME has been in the property sector for over 20 yrs, I have yet to see SIME managed to create a high end enclave that is talk of the town, despite having landbanks left right and centre.

terraces in TG really selling from 2.2mil? ohmy.gif

If I may add in no.4 Kingston International School on top of Bukit Cermin. All these is healthy for Putra Heights and yes, I still believe in PH after staying there for 5 years with very slow development, and the commercial center without any banks, interesting makan place and schools. Recently dominoes came in (already running now), TTSS school construction on and wind on more banks coming in... myself is looking for a 2nd house also. Too bad there is no full G+G except Section 7 Laman Putra, anyway just drive around PH and you might find something interesting. biggrin.gif

G&G at this project will be much better & proper than Sec 7 smile.gif
but I do agree that the G&G at Sec 7 is better than nothing, as the compound is just squarish enough for the Gate to be there, even it's just chicken fencing
On the other hand, the G&G at the Glades will have CCTV, direct link to guard house and etc. Proper G&G in place
Well, even the rest of PH residents cannot enjoy the clubhouse facilities; no entry

PH is quite a nice place to stay in. I've been living here for the past 5years.
Location wise, quite good, good access to shah alam, puchong (toll), subang, and KLIA

Quiet @ nite, and the commercial centre is slowly developing.give some time and it will flourish
Security wise, i do here of some break ins @ sec8, and even my own section 10 . my car was stolen mad.gif 2yrs ago

40% units were snapped when i was there at Sat morning.. cheapest option is the townhouse which starts from 1.2m onwards I think.. Now i felt regret for not buying the semi-d (subsales) at mutiara damansara!

Why dun try at Puchong area? Taman Tasik Prima/ Taman Putra Impiana, Puchong Utama is developing some leasehold some freehold. Cost price is only around 550k - 700k within your budget!!! Check it out. there's a big shopping mall with condo called Whaft.

Putra Glades is playing a different ball game, cannot take it to compare to other projects in Puchong, Sime Darby is trying to position herself like Sam Ling Group in Sri Damansara, creating premium product cater for special niche market segment, the township layout is even better than Desa Parkcity, superb low density and great building qualities...

I really doubt whether Putra Heights can have quality residents like Damansara or not, dun forget the g+g maintenance could cost RM1000 per household / mth easily, if most of the buyers buy for investment (flip), then I dun see glades can be a success in long run....

TG is a very different ball game all together, it target at affluent resident who looking at Desa Parkcity Township - kind of - Development at Shah Alam, USJ area.

The title is strata title for landed sweat.gif so maintenance is going to be high.


Wish I can afford a house there by winning lottery tongue.gif


Can you guys tell me why you like the development?


For a starter, I feel the house layout is beautiful base on artist impression biggrin.gif

I don't know why SD priced the Glades so high?

Townhouses from 1.2m upwards? Superlink from 2.2m ? for strata title? That's quite insane

You can get better bargain at USJ Heights, another devt by SD. 2.5 sty (26x80) superlink with with freehold individual title is only selling at 1.4-1.5 m at the secondary market. It is even nearer to Federal Highway, USJ Taipan & Subang Jaya and established schools.

USJ Heights is also G&G, the devt approval is for guarded but the proper perimeter brickwall fencing is done by SD even with a proper guardhouse, cctv and electrified wire, but no clubhouse and swimming pool, so maitenance fees also lower. Worth consider for those with lower budget.

Just my 2-cents worth.

I just study the brochure.


They claim got free wifi in the house area with fiber optic connection....

They also claim they used a lot of tree to landscape.

and, they got a waterway for bungalow.

Condo will launch end of May, June- Planed!
