Not really. You pay a premium but when you sell, you get back your premium plus more. Just like a person paying more installments for his semi-d, but eventually he sells it at a higher price and make more than if he had just bought a terrace for example. I think premium for gated and guarded especially FREEHOLD ones are justifiable. Very easy to let go in the future.

Ok, so for you paying additional 400k is no problem, let's say 800k vs 400k in the same neighborhood.
How about 1m vs 400k, you would still go for G&G?

I know what you mean. Very hard for me to decide how much premium is too much. I guess I will look at comparable G+G around. There are different levels of G+G. But agree with you there must be a ceiling on the premium. I guess market will determine it.

Why not consider Twin Palm project in Sg Long? It is one of the best G&G I have ever visited.

They are launching their new Semi D, Maya at 1.3mil.

I mean one of the best G&G concept I have met. The security feature is designed properly. You have one main guard entrance and each area (Superlink, SemiD, Bungalows) , you have another security checkpoint. The surrounding project is fenced/walled up till 10 feet high and equipped with CCTV on top of the fencing.

On top of that, they have set up a very nice clubhouse with comfortable and high end facilities. There is a very nice linear park along it as well. Overall, it gives you a very high class, comfortable feeling when you are in the environment. Besides, the project is still situated/surrounded by lush green forrest and very peaceful.

Of course, the project has cons as well like quite far from the city centre, no public amenities nearby. Nearest will be Sungai Long, Mahkota Cheras and you will need to pay RM1.00 toll whenever you leave your house.

u can have a look at puchong hartamas kim crest, also one of the gated n guard, nice environment, behind bandar puteri..

check out tanamera subsale if you are looking at that area, value for money, but chose unit that is away from the hwy. hope it helps

if you been there, u know what i mean. One of the forumer here got a unit last year from subsale after i given her some advices, she should be happy now as price has increase so much. at least it's a gated n guarded.

To know the place, just come at night... see for your self as the whole area is lighted up, we never need to on our outdoor light at all. Lamp post everywhere.

So, if anyone with some budget for 600k-710k, they may still get either 2 storey or 2.5 storey. workmanship is good compare to puteri. but there's a cemetary nearby, but it's not affecting us as it's a street away and was block by all the fencing trees.
