the Glades are meant for high-end living
will surely hit > rm700k
as a benchmark; just check out the Royale Palms there. you can roughly get the average price for this
anyhow, there will be a high-end condo for this project; going to be launched within these few months. visit Sime Darby office for more info on this

even citrine, amber and topaz are asking for rm700k now in subsale
would u think they will price The Glades cheaper than this?

wait till the construction of lrt has started, u will regret not to get one landed, freehold unit at putra heights smile.gif

G&G at this project will be much better & proper than Sec 7 smile.gif
but I do agree that the G&G at Sec 7 is better than nothing, as the compound is just squarish enough for the Gate to be there, even it's just chicken fencing
On the other hand, the G&G at the Glades will have CCTV, direct link to guard house and etc. Proper G&G in place
Well, even the rest of PH residents cannot enjoy the clubhouse facilities; no entry

i'm from PH as well. i agree on the -ve aspect on older phases
but it's lot better on newer phases (e.g. sec 6 and 7)
not forgetting sec 3 as well
i would say... these sections have better neighborhood than the rest; no offense bro smile.gif

with the chinese school and international school are up and operating, PH will be a nice place to live in
i love the quietness of its surrounding; that's why i opt to buy my 1st house here smile.gif
hopefully the LRT will not spoil the environment much

most of the RA at PH don't actively use the PH.com as communication medium
i think LPRA is using google group
perhaps Sec 9 RA is using something else

IronManz, if you have 1 mil budget, why not consider landed prop?
provided you are open for option for this.
Lots of subsale within PH for 1 mil budget. Section 6, Laman Putra and etc.
Bigger space and you will be spoiled with design options. Some are gated and guarded per say

Provided if you are not aiming for 'atas' feeling from Serenade or The Glades (landed). Then you are stuck with few options only

If you are aiming for close distance makan area, I think you are looking at wrong place in PH. But consider the pro and con. Less traffic here and we are short distance away to Taipan/Puchong. Take notes that these areas are packed with cars
easy access to highways and some without tolls

Pro and con for condo vs landed. You can do a Google search for comparison. As it's up to personal preference

BTW, those few sections which I've mentioned earlier, roads are wide enough for parking. I had no issue at all at my area now. That's the beauty of PH landed areas
Car porch is not for gardening alone. As you may park in front of your house directly. No need to carry heavy grocery for lift at condo
Can do BBQ too or for kids to play around
Some areas are gated and guarded; take note it's not applicable for all PH
You need renovation for Serenade too, right? it's the same for subsale landed. find a decent one and you might not even need to change much. 1 mill budget for PH subsale landed, it more than enough to find a decent 2000sft BU

We used to have an online active forum for PH few years back. but it was taken down as we didn't get financial support to host the webpages anymore

I got to know many stuffs for PH from that online forum before I sign the dotted line for my first house in PH

I use the same nickname for that forum. and I remember BRE using the same nickname too smile.gif
