Putra Heights is a certainly a nice place to live in, only if the price is right. But I have the feeling that the sales will still be good....

QUOTE(yon @ May 19 2011, 06:52 PM) I think SD has priced the Glades on the high side by leveraging on these 3 factors : I agree. The phase 1 and 2 of One City will be completed 1st quarter of next year whereas the phase 3 is expected to be completed by 2015. 1. SRJK© Tun Tan Siew Sin 2. PH LRT 3. One City by WCT bro tcl7727, 3.One City is by @ One City Properties ( MCT ) Anyway, The Glades does look very luxurious..... |

QUOTE(UFO-ET @ May 25 2011, 06:00 PM) Putra Glades is playing a different ball game, cannot take it to compare to other projects in Puchong, Sime Darby is trying to position itself like Sam Ling Group in Sri Damansara, creating premium product cater for special niche market segment, the township layout is even better than Desa Parkcity, superb low density and great building qualities... anniecyp2003 is taling about budget between RM500k to RM700k...... Please read more before putting a reply. Furthermore, it is The Glades @ Putra Heights, not Putra Glades. And what do u mean by quality residents? There are different people with different opinions about things. There's no such thing as quality residents! No offence, bro. But please think twice of what u've said about the quality residents. I think u should change the word 'quality' to affluent, if that's what u are trying to say. I really doubt whether Putra Heights can have quality residents like Damansara or not, dun forget the g+g maintenance will cost RM1000 per household / mth easily, if most of the buyers bur for investment (flip), then I dun see glades can be a success in long run.... QUOTE(Jenn77 @ Jun 8 2011, 12:15 PM) I heard Sime Darby Property have sold 60 to 70% of their bungalows in The Glades, Putra Heights. I do like the house, just hate the maintenance fee! This post has been edited by thomstho: Jun 28 2011, 10:21 PM |

QUOTE(UFO-ET @ Jun 30 2011, 11:49 AM) Agree... My dad has bought a unit of Indigo II zero-lot bungalow (Type A) in USJ Heights for RM2,250,000 (RM520 psf) 2 months back. All units are fully sold now. A few weeks ago, a person called up and offered us RM2.5 million to buy the house. However, my father turned away the offer as his intention is not for investment, but to move in to a new house.. From there, I realized that the houses in Subang Jaya appreciate very fast... Maybe when the house is completed, it may cost double/triple its launch price. In fact location wise I do feel The Glades has advantage over USJ Heights, coz UH are surrounded by many industrial Parks, air quality is questionable, furthermore KESAS highway (lower ground) will create heavy echo to this Tmn. About the air quality, it depends on which part of USJ Heights you are talking about. I agree that maybe some of the units will have bad air quality and even electromagnetic wave issues as some of the super link houses are facing the TNB cable station. But the Batu Tiga's industrial park is still quite far away from USJ Heights. Moreover, you have to pass by Subang Heights to go the industrial park. I think it most probably at least 1km away from USJ Heights. So I don't think the air quality is an issue, it's the TNB cable station. Thank god, our unit is not near the TNB cable station. Regards. Anyway, here's a teaser of the upcoming Avalon bungalow development in USJ Heights. Avalon @ USJ Heights, Subang Jaya I've just been to USJ Heights sales office and saw the upcoming launch of a new bungalow development called Avalon @ USJ Heights. Sime Darby Property indicated that launch price will be from RM3.3 million. Total Units: 14 Price: From RM3.3 million (estimated, not confirmed!) Please call Sime Darby Property for more info! They said booking is first come first serve, so be alert! Official launching in July! Teaser: ![]() ![]() ![]() Regards. This post has been edited by thomstho: Jun 30 2011, 07:54 PM |

QUOTE(UFO-ET @ Jul 5 2011, 01:00 PM) The factory area is quite further away but the high tension is quite near.... You have to pass by Subang Heights to Batu Tiga industrial area. And only those units facing KESAS will be affected, not 70%. |
