What do you mean not full G&G? Depends on your definition also. I think tanamera is better G&G compare to grandis palms . Are you only referring title or clubhouse?

yes GnG is reserved for strata title prop only. Tana is f&g but functionally its a good fng compared to other similar fng projects around.

you cant protect your car from sun lah in Malaysia....whether its at work or outside running errands.....cars are made to be basking in sun......and they are supposed to be your slave...not the other way around.....

beside by the time you back from work....mana ada strong sun anymore???

Stamp....dun be so rigid.....what to discuss about The Glades except for the high price and high maintenance fee? tongue.gif

honestly I prefer a good fng compared to a gng estate....as gng usually charges much higher fee....and I dun see the different.

Imagine....living in townhouse in the glade and need to pay between 600-700 per month. you stay in fng bungalow only pay half of that......

Bro, doesnt mean that the car is your slave u park it under the hot sun right if you have a long enough car porch to protect it? tongue.gif Must take good car of the care also lo or else park under the hot sun wear & tear koyak la!

In the office if park in basement carpark so safe from the hot sun ma, of course if u drive then no protection lo.

A good car porch should at least cover the whole length of the car so not sure whether the props in TG the car porch is long enough or not.

Bro, my sedan car can la be covered 100% under the car porch! Myvi definitely covered 100%.

Maybe nowadays the new flat roof design the car porch is not long enough to cover 100%, maybe 80% only. For Tanamera, I think the car porch cover half of a sedan car only, which I think is too short.

Heart break lo if brand new expensive car park under the hot sun everyday! biggrin.gif

Tanamera car porch can cover at least 70% of the car lah...
It also depends on the orientation of your house.....

TG what models? if you talk about the townhouse....they are separated leh....and you need to walk up or down staircases to reach your house....from the car porch.....

Yeah, I know it's not a competition bro, just for discussion sake only! I also find some new houses with modern flat roof the car porch is quite short, maybe because the developer wants to allow more sunlight into the living room.
