I visited TG today, my first visit to Putra Heights.

The townhouse, MEWS, already completed, still have about a dozen or so left over.

The grd floor unit looked interesting, viewed the show unit. Price from 1.6mil to 1.7mil.

Current promo; 2% rebate, then RM50k rebate (to replace the cabinets/wardrobes). Maintenance fee subsidised 50% till 2019. Bumi has 7% discount.

The LRT track can be seen outside the MEWS compound.

I love the place. Price is so-so. The future LRT line connecting to the Kelana Jaya line is most welcomed. KIV. hmm.gif


The condo Putra Residence only left 1 unit. Another future launch condo in 3Q 2015, Brooke something. SA claimed 400+ ppl had registered for the condo sale when the units available are much fewer than that. SD plan to sell the condo via balloting.

I was told PR left 2 units,  both in Tower A highest floor.

The future condo in TG is North Brookes bro, total units I think around 60+ only, very exclusive thumbup.gif  It will be lowest entry level prop in TG. Psft I think rm800+.

The other condo in TG is South Brookes.

As of yesterday, SA told me PR left 1 unit the 900sf one. The buyer could not get his loan.

I like the Glades because the place exudes peace and serenity, a perfect place to call home. The future LRT station nearby is really a plus for me since I work in KLCC area. I can ditch my car and ride a motorbike to the LRT station to take the LRT to go to work. Nowadays it is madness in the evening to leave the KLCC area from office.

And the SA texted me last night that he could ask his manager to give me a further rebate...... brows.gif

monthly maintenance fee is 25 sen/sft plus 10% of that for sinking fund. so, for THE MEWS, BU is 3498sft, that comes to about RM962pm. Now SD subsidizes 50% of maintenance fee which comes to RM437 pm; include sinking fund of RM88 pm, that total to about RM525pm, till 2019. kira boleh laaa with the security and club facilities. after 2019, let's see how much JMB will charge us for the fee since SD will handover the maintenance to JMB by then.

yeah, i can also walk to the LRT stations, whenever i feel the need to. biggrin.gif

yes, there is a step down (about 6 steps) to the ground floor unit but it is not that high. i am okay with that. but the back of the house is at the same level with the ground. SD had planted beautiful plants on the back garden.

While seeking for bank loan, I found out something new about bank lending policy that I never thought before. Apparently most banks require a valuation report for a completed house even if one buys the completed house directly from the developer. I've always thought a valuation report is required only when one wants to purchase a property from the owner (subsale).

Only CIMB does not require a valuation report for a purchase of a property at the Glades, the bank makes an exception for this project. MBB needs to ask higher mgmt for a waiver of a valuation report.

No wonder the SA immediately recommended to me to apply for a housing loan from CIMB.

Me considering the townhouse. Bungalow sold out already (strange that the most expensive property in the Glades already sold out, unlike the "cheaper" townhouses and superlinks!).

the LRT tracks are about 80 metres away from the fence of the Glades. One can see the tracks from the townhouse. But I think once you are inside the townhouse, the LRT noise will be greatly diminished. Prasarana "promised" SD to plant many bushy trees along the Glades fence to reduce the noise level.

The MEWS current promo (need to sign SPA by end May):

7% (bumi disc) + 2% + 3% + RM50k rebates. And introducer gets 1%.

free SPA legal fees, 50% discount on maintenance fee till end 2019. cool2.gif

Indicative price for the biggest unit (2100sf) is RM1.5mil (700++psf). The townhouse is about the same price after the rebates.

Wait for SD to give better rebates on the Mews in the future. It's been ready for 1 year and yet there are more than 10 units still unsold. Im pretty sure their sales team will come up with firesale promo to clear those units. The main reason why SD is withholding the launch of the Brooke's condo is to clear the Mews unsold units first.

The Mews' defects liability period is 6 month after handing over VP or by 31-Dec-2015, which ever comes first. doh.gif

Seriously, do you want to buy a RM1.7million brand new property which does not have defects liability period?

SD should be thinking hard about its defects liability policy on the Mews if it wants to clear all the unsold units.

Correction.

The Mews ground single storey unit area is 3400sf++(bu 2500sf++, garden 900sf++) and the upper unit is 2 1/2 storey bu area is 3300sf++.
