putra heights also subang jaya, nice location, good reputation, strategic but ......  overpriced.
*
Bro, you talking about The Glades right? Yeah, SDP priced it too high or else it would have been sold out by now. Surprisingly, the props that has the highest sales rate is the most expensive one ie the bungalows - I wonder why? Maybe because the location for the bungalows is the best ie in the middle of TG with most of the units facing the lake.

VP already but still so many Superlink not sold yet. Tough time selling the semi D & townhouse also because it's located near the LRT line. Townhouse also some are facing the main road. Fierce competition from Kingsley Hill also.

There must be some very creative discounts to help push these home at these prices!
*
Yeah, I heard they gave 5% rebate for all the props in TG, not sure whether this rebate include the rebates for PRIME members or not? If you are a Silver card member you will get 2% rebate & if add this 5% rebate, total is 7%! shocking.gif

That's actually less than I was thinking which partially explains the slow sales.
*
It depends on what type of PRIME card the purchaser has. The highest rebate is 3% for a Platinum card member, so in total he/she will get 8% rebate, which is quite a lot if you buy a RM3m bungalow in TG!

I guess once more units in TG are occupied, the sales will go up progressively as the buyers can see the completed units and the nice landscaping and lake.

I visited TG today, my first visit to Putra Heights.

The townhouse, MEWS, already completed, still have about a dozen or so left over.

The grd floor unit looked interesting, viewed the show unit. Price from 1.6mil to 1.7mil.

Current promo; 2% rebate, then RM50k rebate (to replace the cabinets/wardrobes). Maintenance fee subsidised 50% till 2019. Bumi has 7% discount.

The LRT track can be seen outside the MEWS compound.

I love the place. Price is so-so. The future LRT line connecting to the Kelana Jaya line is most welcomed. KIV.  hmm.gif
The condo Putra Residence only left 1 unit. Another future launch condo in 3Q 2015, Brooke something. SA claimed 400+ ppl had registered for the condo sale when the units available are much fewer than that. SD plan to sell the condo via balloting.
*
So u buying a unit bro? brows.gif 50K is a lot! blink.gif What do you love about TG bro, can elaborate? smile.gif

I was told PR left 2 units, both in Tower A highest floor.

The future condo in TG is North Brookes bro, total units I think around 60+ only, very exclusive thumbup.gif It will be lowest entry level prop in TG. Psft I think rm800+.

The other condo in TG is South Brookes.

As of yesterday, SA told me PR left 1 unit the 900sf one. The buyer could not get his loan.

I like the Glades because the place exudes peace and serenity, a perfect place to call home. The future LRT station nearby is really a plus for me since I work in KLCC area. I can ditch my car and ride a motorbike to the LRT station to take the LRT to go to work. Nowadays it is madness in the evening to leave the KLCC area from office.

And the SA texted me last night that he could ask his manager to give me a further rebate...... brows.gif

Hm....decision, decision.... blush.gif
*
Bro, u mean SA can give you further rebates for TG or PR? Go for it lo bro since u like it so much! thumbup.gif Or u wait for North Brookes? smile.gif

I would have bought a unit in TG if the price is lower bro.

monthly maintenance fee is 25 sen/sft plus 10% of that for sinking fund. so, for THE MEWS, BU is  3498sft, that comes to about RM962pm. Now SD subsidizes 50% of maintenance fee which comes to RM437 pm; include sinking fund of RM88 pm, that total to about RM525pm, till 2019. kira boleh laaa with the security and club facilities. after 2019, let's see how much JMB will charge us for the fee since SD will handover the maintenance to JMB by then.

yeah, i can also walk to the LRT stations, whenever i feel the need to.  biggrin.gif

So how bro, buy or dont buy??? brows.gif Buy la & then invite me to 6c6c later! tongue.gif biggrin.gif thumbup.gif

@Stamp,  i think TGlades is one of the best GnG. Low density and high end feel. For Mews, the upper 2.5flr builtup is 3200sf and price slightly above 400psf, which i think is good deal. Only problem is it faces the main road. Please note the ground floor Mew unit builtup is actually below 3000sf but you get some land usage. All the best in your decision.
*
There are units available which is away from the main road Persiaran Putra Perdana bro and yes, it is one of the best GNG! thumbup.gif Buy the upper units better la, got view to see! icon_rolleyes.gif

While seeking for bank loan, I found out something new about bank lending policy that I never thought about. Apparently most banks require a valuation report for a completed house even if one buys the completed house directly from the developer. I've always thought a valuation report is required only when one wants to purchase a property from the owner (subsale).

Only CIMB does not require a valuation report if someone purchase a property at the Glades, the bank makes an exception for this project. MBB needs to ask higher mgmt for a waiver of a valuation report.

No wonder the SA immediately recommended to me to apply for a housing loan from CIMB.
*
Bro, u buying a unit in The Glades? brows.gif Update here on the progress pls! thumbup.gif nod.gif Not considering North Brookes? I heard sales will be via balloting with around 86 units only.

Didnt know some banks need a valuation rpt on completed props that you buy from developer? So the buyer has to bear the rpt's cost? Waive it la, brand new props ma! shakehead.gif

Only some of the Mews units are near the LRT tracks. Not bad la this Mews if u buy those units that are located further away from the LRT tracks and not facing the main road of Persiaran Putra Perdana - I think these units almost sapu-ed clean oredi!

Me considering the townhouse. Bungalow sold out already (strange that the most expensive property in the Glades already sold out, unlike the "cheaper" townhouses and superlinks!).
*
Serious bro? The last time I visited the sales office, they still have 2-3 unsold bungalow units, unless u wait for them to open the remaining phases of the bungalows? Yah, I was also wondering why the most expensive prop in TG is the most laku one? hmm.gif One of the reasons is the location within TG as most of the units are either near or facing the lake and far away from the LRT tracks n main roads.

Dont want to consider their superlinks or semi Ds bro? brows.gif

sad.gif 2-3 yrs back when newly launch, ask the price also 1.3m - 1.4m du. so not afford to buy.
*
Yah bro, TG is not cheap la, min oredi 1.4m! That is why sales is slow, but SD dont bother la, they can afford to hold and wait for the units to be sold!

If Mews was priced around 700K at that time, maybe I would have sapu-ed 1 unit for own stay.

Now will wait for NB as it is very low density of around 86 units only! brows.gif

Same here. If price at reasonable price, would already sapu 1 unit also. I always want to move into G&G.

Bro, NB=?
*
NB = North Brookes condo bro, will be launched soon, price I heard 800+psft.

TKC like me can only afford the cheaper version of G&G via condo/apartment, not the landed one.

North Brookes in The Glades?
RM800+ psft. Wow.... That's quite high also. Damn.
*
No props are cheap in PH nowadays bro, just look at Marvelane Homes. PR was priced around 600psft, so SD will price this NB higher since it's lower density and it is inside TG.

NB is still cheaper than the proposed condo in KLGCC la, 1300psft! blink.gif

Indicative price for the biggest unit (2100sf) is RM1.5mil (700++psf). The townhouse is about the same price after the rebates.
*
Then Mews is a better buy since the b/up is bigger? brows.gif
