Bro, you talking about The Glades right? Yeah, SDP priced it too high or else it would have been sold out by now. Surprisingly, the props that has the highest sales rate is the most expensive one ie the bungalows - I wonder why? Maybe because the location for the bungalows is the best ie in the middle of TG with most of the units facing the lake.

VP already but still so many Superlink not sold yet. Tough time selling the semi D & townhouse also because it's located near the LRT line. Townhouse also some are facing the main road. Fierce competition from Kingsley Hill also.

Yeah, I heard they gave 5% rebate for all the props in TG, not sure whether this rebate include the rebates for PRIME members or not? If you are a Silver card member you will get 2% rebate & if add this 5% rebate, total is 7%!

That's actually less than I was thinking which partially explains the slow sales.

It depends on what type of PRIME card the purchaser has. The highest rebate is 3% for a Platinum card member, so in total he/she will get 8% rebate, which is quite a lot if you buy a RM3m bungalow in TG!

I guess once more units in TG are occupied, the sales will go up progressively as the buyers can see the completed units and the nice landscaping and lake.

I visited TG today, my first visit to Putra Heights.

The townhouse, MEWS, already completed, still have about a dozen or so left over.

The grd floor unit looked interesting, viewed the show unit. Price from 1.6mil to 1.7mil.

Current promo; 2% rebate, then RM50k rebate (to replace the cabinets/wardrobes). Maintenance fee subsidised 50% till 2019. Bumi has 7% discount.

The LRT track can be seen outside the MEWS compound.

I love the place. Price is so-so. The future LRT line connecting to the Kelana Jaya line is most welcomed. KIV.


The condo Putra Residence only left 1 unit. Another future launch condo in 3Q 2015, Brooke something. SA claimed 400+ ppl had registered for the condo sale when the units available are much fewer than that. SD plan to sell the condo via balloting.

I was told PR left 2 units, both in Tower A highest floor.

The future condo in TG is North Brookes bro, total units I think around 60+ only, very exclusive It will be lowest entry level prop in TG. Psft I think rm800+.

The other condo in TG is South Brookes.

As of yesterday, SA told me PR left 1 unit the 900sf one. The buyer could not get his loan.

I like the Glades because the place exudes peace and serenity, a perfect place to call home. The future LRT station nearby is really a plus for me since I work in KLCC area. I can ditch my car and ride a motorbike to the LRT station to take the LRT to go to work. Nowadays it is madness in the evening to leave the KLCC area from office.

And the SA texted me last night that he could ask his manager to give me a further rebate......

Hm....decision, decision....

and why you need motorbike if you stayed in TG? there are two stations within walking distance?

monthly maintenance fee is 25 sen/sft plus 10% of that for sinking fund. so, for THE MEWS, BU is 3498sft, that comes to about RM962pm. Now SD subsidizes 50% of maintenance fee which comes to RM437 pm; include sinking fund of RM88 pm, that total to about RM525pm, till 2019. kira boleh laaa with the security and club facilities. after 2019, let's see how much JMB will charge us for the fee since SD will handover the maintenance to JMB by then.

yeah, i can also walk to the LRT stations, whenever i feel the need to.

@Stamp, i think TGlades is one of the best GnG. Low density and high end feel. For Mews, the upper 2.5flr builtup is 3200sf and price slightly above 400psf, which i think is good deal. Only problem is it faces the main road. Please note the ground floor Mew unit builtup is actually below 3000sf but you get some land usage. All the best in your decision.

not only that. the house is lower ground than main road....bad feng shui.

There are units available which is away from the main road Persiaran Putra Perdana bro and yes, it is one of the best GNG! Buy the upper units better la, got view to see!

sorry the arterial road....road infront of the house. the lower floor unit is set lower than car porches and road...few steps down.

yes, there is a step down (about 6 steps) to the ground floor unit but it is not that high. i am okay with that. but the back of the house is at the same level with the ground. SD had planted beautiful plants on the back garden.
