While seeking for bank loan, I found out something new about bank lending policy that I never thought before. Apparently most banks require a valuation report for a completed house even if one buys the completed house directly from the developer. I've always thought a valuation report is required only when one wants to purchase a property from the owner (subsale).

Only CIMB does not require a valuation report for a purchase of a property at the Glades, the bank makes an exception for this project. MBB needs to ask higher mgmt for a waiver of a valuation report.

No wonder the SA immediately recommended to me to apply for a housing loan from CIMB.

Didnt know some banks need a valuation rpt on completed props that you buy from developer? So the buyer has to bear the rpt's cost? Waive it la, brand new props ma!

Only some of the Mews units are near the LRT tracks. Not bad la this Mews if u buy those units that are located further away from the LRT tracks and not facing the main road of Persiaran Putra Perdana - I think these units almost sapu-ed clean oredi!

Me considering the townhouse. Bungalow sold out already (strange that the most expensive property in the Glades already sold out, unlike the "cheaper" townhouses and superlinks!).

the LRT tracks are about 80 metres away from the fence of the Glades. One can see the tracks from the townhouse. But I think once you are inside the townhouse, the LRT noise will be greatly diminished. Prasarana "promised" SD to plant many bushy trees along the Glades fence to reduce the noise level.

Serious bro? The last time I visited the sales office, they still have 2-3 unsold bungalow units, unless u wait for them to open the remaining phases of the bungalows? Yah, I was also wondering why the most expensive prop in TG is the most laku one? One of the reasons is the location within TG as most of the units are either near or facing the lake and far away from the LRT tracks n main roads.

Yah bro, TG is not cheap la, min oredi 1.4m! That is why sales is slow, but SD dont bother la, they can afford to hold and wait for the units to be sold!

If Mews was priced around 700K at that time, maybe I would have sapu-ed 1 unit for own stay.

Now will wait for NB as it is very low density of around 86 units only!

NB = North Brookes condo bro, will be launched soon, price I heard 800+psft.

TKC like me can only afford the cheaper version of G&G via condo/apartment, not the landed one.
