Yup. It is good if SP can gives 5-10% discount for no DIBS.

Yup, if can opt for non dibs and to have upfront disc ll be a better option. Probably another 3pc? So repeat buyer to 8pc rebate? Interesting. Not much price hike. Well i think they learnt the mistake from mahsing garden residence pricing strategy. However, sps has to blame themselves too. Without much increase, if they open up this parcel during first ballot session it has already sold out last yr. Anyway, given not muc price adjustment it is still one of the best buy in cyberjaya landed prop. Especially for ownstay n mid to long term investment.

Quantum is lower with easy entry package. Priced to sell. Good strategy for SPS. Unlike UEM, priced high n unit hard to move.

Since I think the whole Greater KL is going to over supply. The risk of too many highrise like sama sama. Haha.

U eyeing any good highrise about RM 650k?

Taikor, i m learning from u too. No way near master level with all sifu here.

I only target sub 400k highrise or landed. More focus on price point than concept or those canggih x2 stuff. I still see sub 500k to 600k is the comfort range in subsales mkt in 3 yrs time. Not 700 to 800k. So to buy something that can sell 500 to 600k is my target.

A bit difference, target RM 600k+ highrise, sell below RM 800k.

Nowadays people thinking change, many like to stay @ atas place, cheap subsale highrise hard to flip.

Found a very funny trend, many subsale highrise @ Greater KL even Mount Kiara, are selling below valuation.

But @ Nusajaya, everyone is asking far above valuation.

400k. ..sell 520k in 3yrs time..30pc gross apprec. 600k u need 780k subsales mkt to achieve similar gross cap to flip. The higher the bucket the smaller the group of subsales buyer. Harder to reach. So given a choice i ll go for lower base possible. Not easy to get but once awhile there are there to cheong! smile.gif. I m not convince on 800k bucket...especially if ltv70 rules stand or lower. This grp of income earner surely more than 50pc are investors too. 30pc downpayment for 250k is hard for many. Sub500k ll b sweet spot n u may see more ltv90 subsales buyer there. Affordable housing at 400k level already, it is jus slightly above so mkt ll b there. More i mean. Different play bro. I m not loaded enough to keep bbb 600k Ha. Clear stocks first.

finally finish went thru whole thread... envy to those daikor manage to get a/ few unit in these project which i wish i can....

may i know wat is the nett income to get loan approval if able to get 90% loan for 30yrs at loan amount of 1mil?

I think LV and SMD still will be a dream for me...*sigh*... any estimate time for SPS to launch their high rise property in SEG? and the price is around 600k?

i think is 2 1/2 storey design. but both cancelled already. now replaced by huan xi and you mei.

I tot lower entry prices r more for flippers/investers. No?

Personally, if I'd stay there I wont mind paying a slightly more premium price for a nicer home. Just my thinking smile.gif
