Totally agree, those investors investment will go down the drain for short term gain.

I'm against racism. But seriously still need to pick your tenant properly regardless if it's a high end condo or not. If they are real working professionals then should be fine. But if they are not working, but having lotsa money to spend, you better avoid. If it's foreigners, it's best to interview them first to find out where they work. In some countries, they even ask potential tenant to provide referral, but over here the owners just want to know how much tenant willing to pay.

Some foreigners use their local gf/bf to sign the tenancy agreement. This is some difficult situation to handle, but I think you have the rights to kick them out if they r suspected to 'sublet' it out.

U know what is perception? U r selling wrong perception all over the place.

U get good tenants then business will grow. If u keep on having the attitude that PH only all over Cyberjaya. U r the one spoiling your own rice bowl. Owners property harder to sell and rental also more difficult. So choose wisely for your clients and work harder.

Nice. So kota kemuning can attract more people to stay there. Other places like puchong, cyberjaya, PJ, subang all lousy area coz got PH. Price all dropping... Time to sapu these area instead coz it gets cheaper and affordable.

Ha....yea I'm just joking trying to hit some sense into people's mind.

Well, I think the tenants r not permanent, they can come and they can go. Things can change wf good management for just 1-2 years. Im not buying, but still think that it's good buy for those looking for own stay.

It's not right to assume so. Investors r from all over the place and as you can guess, many don't work in Cyberjaya.

Bro, I'm not sure why I need to proof anything as I'm just saying your assumptions is not right.

Anyway, if you know how to access to auction list, you can find that places like pj, Klang, kl, damansara, Kajang, cheras easily have more properties for auction. Just google la, easily few sites have latest auction list.

But if anyone has concern for mbtl, it might be true easy entry package invites a lot of flippers who don't have holding power. confused.gif

I think whoever in the bank also will have their limit and appetite for lelong property... to add on, the current market is not encouraging. If me also I'll stay away from most of the lelong props la..
