On the nite of Aug 9 till 2 to 3am of Aug 10, an unit at A block rented to Pak hitam (you can easily locate that unit by standing at the balcony of skygym facing the lake, on your left hand side, one level below skygym with red curtains),
party was held, music/talking loud/invited frens coming in from outside. I complained to the security guards, the response I got was nothing  can be done to them. Come on, if you are the owner of that unit, please terminate the tenancy. MBTL is degrading.

Call police or get management to provide sop to guard to call police. It happens to matsalleh too even in premium address. Ok not often but it happened.

May I know if the 3-sty lake villa has a private lift? From the website's floor plan, V1.1 and V2.1 both show a lift. I made a call to the hotline and was told there's not any private lift for the landed units.

Million dollar property should not end up their environment like this. I am quite worry as I am selling my unit. Potential buyers may see this as a negative point...

then everyone ends in the worst possible equilibrium, pak hitam by the lake...

I initially don't care Pak Hitam renting until I have a group of Mak Hitam in front of my unit in block A4. I was told now there are 10 of them staying in one unit (legal?) they don't follow house rule, throw rubbish in refuse room without using trash bag which caused bad smell and mess. with broken glass. After that always leave the refuse door open. Complained to management twice. Was told they will contact landlord but so far still the same. Next I might just contact the landlord myself if this continues. Very disrespectful. Can't imagine how thrashed the unit now considering 10 people staying...

The pak hitam also rude. Throw rubbish everywhere. When asked where are they from for short chit chat will give rude answer. One Pak Hitam car (Nissan Fairlady) always park everywhere, even at my car park once because don't want people to park next to it. Today the car got involved in bad accident inside A4 parking (the irony). Asked guard what happen he said drive fast in parking and hit another car.

I have stayed here for 3 months. Please think before you rent. You might just go after quick bucks but you are destroying the good environment of Mirage and you own unit too.

Sad truth is cyberjaya n puchong are certain ethnicity hotspot. With current soft market , investors are desperate for cashflow to cover their commitment , u cant really stop then from doing so. I think forming JMB asap and enforce strict house rule on residents are so far the more effective way of erradicate unacceptable behaviour.

Sad to hear such horrendous incident happened in such a beautiful landscaping g&g neighborhood as Mirage. That's y i discourage/screen thru' customers for my clients (owners), to avoid such story to happen again as what happened to other Cyber condos cry.gif

Couldn't agree with you more Sheikhms, and really, to people (so called "investors") who do not have deep enough pockets, please do not "invest" in property, you are divesting yourself in the long run, and creating trouble to other people thanks.

Totally agree, those investors investment will go down the drain for short term gain.

I'm against racism. But seriously still need to pick your tenant properly regardless if it's a high end condo or not. If they are real working professionals then should be fine. But if they are not working, but having lotsa money to spend, you better avoid. If it's foreigners, it's best to interview them first to find out where they work. In some countries, they even ask potential tenant to provide referral, but over here the owners just want to know how much tenant willing to pay.

Some foreigners use their local gf/bf to sign the tenancy agreement. This is some difficult situation to handle, but I think you have the rights to kick them out if they r suspected to 'sublet' it out.

Sadly in reality , not every investor can leave their unit vacant and slowly choose their tenants. U think they dont know the consequence of renting to certain group of people ? Not renting to only available tenants could mean falling behind payment , property being lelong , name being blacklisted. This is worse compare to having not so favourable tenants but could pay the rent ( maybe even higher than market ) especially if the investors not staying same area with them.
