hi guys, for those of you who have bought the property under DIBS scheme, please note that you need not to pay Interest Payment until actual Vacant Possession had taken placed. OSK has bull dozed you by asking you pay the Interest Payment on the date the letter had issued. Please note that most of you may take several weeks to have taken Vacant Possesion, why let OSK abuse you !

So don't pay the Interest Payment to the bank from the date of VP letter issued, but only from the date VP had taken placed. Please spread this word to all your friends.

Please be aware that there is certain clause under the SPA that even key is not handover, VP is considered after 2 weeks (if not mistaken) from the date of the notice for VP.

The interest that you are suppose to pay under the VP letter mostly because of the late first drawdown from the bank. however, you can challenge them on this if you have proof that this is non of your fault. As in my case, this is their lawyer fault for not sending the letter to bank or late sending.

In my case, there is a clause in the letter that interest payment will count from the date it issue written notification, in this case , they put it on 22nd June. But most people would receive the letter on 22nd June, thus OSK should continue to pay the interest until Vacant Possession. Now, the bank is chasing me to pay the interest from 22nd June, do you think it is fair ?

Reno is OK but if it really minor defect like hairline cracking or paint...then you might want to start the reno now and fix it yourself ylife you don't want to wait

Best is keep chasing them and visit your unit frequently to check the rectification... If not good, report straightaway.

in Overall im satisfied with my unit, workmanship is good for me...some minor defects are acceptable...

i just read back my VP letter. yes, the DIBS shall cease on the date of VP itself. or acceptance of the letter date.

your case can be considered mild. i have been paying my monthly payment but yet be able to enjoy the house. rectification still not 100% satisfaction after 8 months. as mentioned before, cracks re-occuring (after days of hacking / plastering) around the house. now i am thinking if it is really a structure issue that cause the cracks.

nothing much...just a bare unit...haha

environment is just like those who sharing in iproperty....but it will getting better bcos some renovation work is still under going....satisfied with the gym facilities, it is quite complete compare to other gym facilities in other condo

Hi guys, i just received invoice letter for VP (phase 2). Initially i thought i just want to get over and pay the late payment charges until i saw the invoice amounted to rm 2k, what donyou guys think? Any advice?

very disappointed with OSK property.... many phase 2 resident parking were allocated outside the block...which suppose should be the visitor parking in the masterplan...the parking is not fully covered and linked to the block...

In the master plan, that place is visitor carpark...

Yes, this is true.

U may see more complaints coming soon. some residents car park with lot number but not even covered.

If this happen to me I will complain and request for in-block covered parking. How can they do like this. There must be something wrong with the planning...
