We should start forming a Committee for MBTL and ensure the place is safe. I believe 1 of the selling point for this project is because of good security. I'm not racist or against any specific nationality, but I've been working in CBJ for many years and I've seen and heard many complains from colleagues living around CBJ about Nigerians/Africans around here. Dealing drugs and stealing cars are just a few I know.
Btw, last weekend I saw a couple of agents knocking/calling the tenant of a unit and overheard them talking among themselves something about not been paying rents. After the agents went off then only the tenants which were Nigerians/Africans came out of the unit and sneak out.

At Mirage?

What I know is not specifically happening in Mirage, at least not that I know of for now but around CBJ area.
I'm seeing lots of Nigerians/Africans around whenever I'm in Mirage. I'm not saying for sure if they are the "bad" people but you can never be too careful with these peoples. If they are around CBJ, how sure are we they won't be renting a place in Mirage right?

Just received a VP letter from developer. Mine is 2nd phase link villa. In the letter they asked me to pay "Service charge" for 4 months in advance amounting 2k++. Anyone knows what charge is this..?

any facebook page been set up for the Mirage residence? or at least a whatsapp group so that we can keep update and communicate with each other..

I think to have whatsapp group is a good idea. Much faster to communicate.

Unless it is stated in DMC that owners cannot rent to African , which by law is discriminatory and unlawful, you can never stop anyone renting to whoever he deems fit.

Whatever written in DMC can be changed if majority of the residents agree.

Btw, here's an example of how these Africans are behaving in CBJ..I can assure you most of the road accidents in CBJ are caused by them and Arabs/Middle Eastern..

Just my letter too. That's advance payment for the maintenance fees + sinking fund. Smart OSK, give 18 mths free but ask 4 months from owners first.

yes - agree.. this can be change.. for now, what we can do is mutual agreement between each other.. i would not say this as discrimination - this is more to keeping the area safe..

in cyber - the annoying are majority Africans..

I just joined the forum but already read the post since I bought MBTL phase 2 condo as well. Mine is B4.

I agree that we can all have mutual agreement to set certain kind of rule. I hope that this MBTL be the best and safest place to live. No point of having good facility but instead scare of the people living there.

My bro bought a place there for RM700000 for a 1100sqft unit.

How about phase 1 owner..? Do they need to pay as well..? Just need explanation here. Called OSK this morning but the person in charge went out for seminar...

I don't remember if I paid for Sinking Fund but I did pay 6 Months advance payment for Maintenance Fees.

6 months! That's even more. Sinking fund is very minimal, 10% of maintenance.
