Ok...I don't quite remember if it was 4 months or 6 months that I paid...I was assuming it's 6 months because 18 Months free from developer so if I pay for 6 months means I don't have to pay anything for next 2 years..
..but yes, I definitely did pay for it...

Hi all..

I was at MBTL yesterday after attended a meeting in Putrajaya..

I've yet to get my keys but the OSKP manager allowed me in after thorough background check.. I must applause the Guards for doing a good job in not simply allowing outside parties from entering MBTL..

I was at d guard house for a good 1/2 hour waiting for the OSKP manager, and I can safely conclude that most tenants that walk pass in/out are international, and mostly black from many nationalities..

I asked the Guards and they said there are about 200+ units already occupied and mostly are international.. The Guards can't do anything as they are legitimate tenants..

During that time, at least 2 agents were entertaining a group of blacks interested in renting out MBTL..

My proposal to put this situation in control:-
1. Establish interim committee quickly
2. Establish rental ruling quickly. Irregardless of race/nationality, thorough background and criminal check to be carried out
3. Establish formal MBTL resident's portal - Facebook etc, for residents' communications and engagement

Let's start a healthy community living. I was most impressed with what OSKP has done for MBTL. It's our responsibility to ensure our homes and community are safe for our kids and family.

I'm happy to kickstart above, if anybody hasn't done so.

Let me have your thoughts on the above.

Yep! I also paid 4 months in advance ...

Budden ah... if it going to be free for 18 months, it depend on the management to take care of the property ... like the salt pool has been "disabled" for almost a month - algae is growing already, I guess the cost of cleaning would be more expensive after the pump been repaired .. sad.gif

Are the gardeners/landscaping workers doing their job? Looks like the trees and grass need cropping too ...

The squash court glass has been broken for two weeks already .. dunno which ***** broke it!

Great to know that we are all supporting each other.. Let's invest our time to make this happen.. I'll start with creating a formal FB and whatsapp group this weekend.. At the moment, I'm not sure what is the best way to validate owners' authenticity.. If I were to be the interim moderator for FB and whatsapp, I need to make sure all members are the rightful owners.. At some point in the future, we may open up the group to long-term tenants as well, to support spirit of community living..

With regards to facilities upkeep and repair works, suggest we use the interim committee and submit formal complaint to OSKP.. > 1 month to repair pool and squash court is way too long..

I'll keep all posted about FB and whatsapp..

I agree with you. Lets do it. No point having facility but afraid living there.

Furthermore we pay a lot of money for MBTL.

Unless all are own stayers , else the truth is investors would want the liberty to rent out to whoever he sees fit. In cyberjaya, if you dont rent out to foreign student esp africans, the chance of you getting other decent paying tenants are slim. Vacancy for prolonged period while paying instalment and management fee is no joke.

This is why many dnt invest in cyber but there are many fansis around.. this is the BEST/MOST lux condo in Cbj n Putrajaya areas n if even this can become PH den, then give up hope on investment in cyber..

At the same time, as u mention, many investors with dibs n what not cant wait too long cos not many locals bliv in paying high rental.. installment+maintenance may cost 2.5-3k p/month fr d smallest unit cry.gif cry.gif

Maybe they were sold with the ideas that they can rent it out to expats for investment purpose. Just that they didnt expect it is different kind of "expats"

I am fb group member for other property.

the group admin used to give a deadline to all other members, they will verify the ownership of each member by checking their snp or any other relevant document (snap picture). I just show a formal letter head from developer, which able to see my name and vr limited personal info for them to do verification.
