I ask the same question. Can i reside there. They say NO.
I ask what if I did. They say I can't.
Bravo and kudos to them for a well trained SA.

That was my experience then.

But buyers nowadays seems to be smarter and can be one step above the law it seems.

Yes i went too and gets the same answer its pure office.

I asked if work oT also can over night ma yes but not always and not advice to be use as resi.

Just imagine one unit uses for office and the opposite one uses for resi by a pretty housewife alway wear pajamas and let door open for better air flow, and hang undie outside...

Or maybe more customers want to make appointment at ur office to drink kopi and eat ice cream...

Why cant one accept the fact tht an office is an office and for office usage. Full stop. If one to use office as resi, just do it quietly lor. And off course illegally la.

Went to one SOHO located at OKR for meeting. The unit is duplex. Downstair served as office, and saw queen size bed upstair. The office's ground floor got few pubs and cafes. Imagine the boss hire a sexy secretary/sale executive and having happy hours at pubs then ........

Oh, there are posts here claiming that they were told otherwise? Or may be in some cases, they knew that it is opis from day one and now intend to use it otherwise? However, they are genuine buyers who bought with the intention to rent / use it as opis, i know.

Nowadays ppl cap on mrt tok ma. V dun fly up with helicopter v dunno lo.

Maybe beta view up there le. sure can do la. 900sf sap sap water. Many followers can kantoi n make guru huat first. Experience is priceless especially failed experience.

So summer suites can use for dwelling or not? Sounds like cannot. Become love hotel lor. Let me point of some concerns ya:

1. U rent out as residential to tenant. Ur tenancy agreement stamped. Lets say there is a fire. Ur tenant mati for some reason. Suffocate or anything. U will be going to court and possibly jail. Once go to jail, ur career may be jeopardized.
2. Aircond. U rent as residential. Developer who is one of the party in jmb may ask to off aircond at a certain time because it is considered as office. Is the aircond centralized (i dunno coz u didnt buy). If it is centralized, ur tenant sure pengsan panas.
3. Guards will also notice there will be somebody living because got lights on. Guards will halau too. If cant halau because ur tenant very stubborn, a report will be done to authority. U also kena saman by authority.
4. Insurance. It is intended to be an office. U use as resi. Anything goes wrong, insurance say byebye. U settle urself.

3. there is no rules to say that opis cant operate after certain hours.....guards have no business in halau tenants out of opis.

yes I sleep there...but I also do work in the space...call customers...prepare spreadsheet and etc.....

This is office.

I believe several units gonna be rented out soon are "office-cum-hotel use" but with no stopping hours in order to allow overnight sleeping. And generally good quality office environment is safer than pure residential because it comes with sprinkler, smoke detector and fire management system, just like Hotel.

More importantly, these kinda units discourage tenants from using pantry in the hardest way. Some SOHO/SOFO/SOVO have house rules that you cannot install heavy cooking appliances. (most fire from those unprotected kitchen area in OLDER highrise residential projects are very dangerous as it blocks the main door exit)

Ultimately, for investors, regardless of office or residential, most of these smaller-type units in Downtown KL will have to respond to market sentiments that is currently prevailing more on the "short-to-medium stays"... which means like Hotel or Airbnb.

Many examples in various projects like Regalia and Maytower come to your mind. Even spoken to some owners of The Capers that they are moving towards Airbnb concept in order to improve their potential rentals.

Regarding the insurance, most tenancy agreements will be in for Commercial use. And commercial use does not mean you can't work overnight.


(sorry i'm not vested here but this is my 2 cents only. dbkl is pretty fine if people are sleeping overnight as long as nobody complains and no hanky panky)
