So summer suites can use for dwelling or not? Sounds like cannot. Become love hotel lor. Let me point of some concerns ya:

1. U rent out as residential to tenant. Ur tenancy agreement stamped. Lets say there is a fire. Ur tenant mati for some reason. Suffocate or anything. U will be going to court and possibly jail. Once go to jail, ur career may be jeopardized.
2. Aircond. U rent as residential. Developer who is one of the party in jmb may ask to off aircond at a certain time because it is considered as office. Is the aircond centralized (i dunno coz u didnt buy). If it is centralized, ur tenant sure pengsan panas.
3. Guards will also notice there will be somebody living because got lights on. Guards will halau too. If cant halau because ur tenant very stubborn, a report will be done to authority. U also kena saman by authority.
4. Insurance. It is intended to be an office. U use as resi. Anything goes wrong, insurance say byebye. U settle urself.

1. This is malaysia. If nothing goes wrong, ok. If something goes wrong. Surely owners kena coz this development not meant for dwelling.

2. Split airconds. Then no issue on this.

3. Office can have fire, robbery and water overflow but thats not the point. The point is that u have some offices and some for dwelling (if owners rent them out as resi). I am almost 100% sure there will be complains. Dbkl will come when there r complains.

4. Insurance issue is pretty obvious here.

Will all risks highlighted, if no one wants to listen and proceed, it is normal. This is malaysia anyway. How many of Malaysians put all of their kids on child seats in the car (not just the baby)? Not many.

u guys not bothered by 12 beds in 1 unit? i personally feel that in short term it may be good ROI but in long term:

1. facilities rosak
2. ur apartment rosak
3. capital appreciation may be affected badly

but it is up to owners themselves right? commercial title
