anyone will worry after few years the density here is higher and hard to rent out the house..?

Definitely will happen, worry oso no point.....just prepare some money 3-6 months to stand by when no "guess" want to visit u.

There have a lot of development in this area completed in 3-4 years time.....Treez, KM 1 & 2, Kiara 1 & 2, Rainz, Z residence, Seedz, OUG Parklane, Tiara, 8 Residence + old apartment/condo Greenfield, Jalil Damai, Bukit OUG, Sri jati 1 & 2.

Do you think u r so easy to rent your unit out......laugh.gif

I'm hoping the commercial will do well. So call to cater all the neighbor new developments who going to complete almost the same time.
This is what I try to make as selling point. To make as one stop solution to cater their daily needs. Various banks & shops to cater them.
Then it will auto make our place more "wong" brows.gif

Btw, I heard the BLR will going to up to another 0.25% by next month. From my friend who work with bank. How true the news? I'm not sure.

Will the bank provide even higher (-)BLR... maybe -2.5 for whole tenure?

I wonder how much they going to rent out....

sure bank going to deduct BLR another 0.25%?....i should wait or how ....the Loan need to be approved b4 S&P date?

deduction? I'm not sure. I just hear the rumor that BLR going to UP another 0.25%. So i hope the bank by then can offer a better minus BLR if it really happen.

I don't think so coz my friend only apply loan after get the S&P. I apply 1st coz I wanna see whether I can get those amount of loan or not.
If not, then I need to let go & target other property liao...

Yup.. that's what i thought too... I will need to see how the BLR & my financial status look like then.
Plus phase 3 only will complete on 2015 where my unit is facing them. So the 1st year will be kinda hard.
Who one to stay near a construction area tongue.gif Maybe I will rent out cheap 1st...

OUG parklane will be not so good if compare with ZR, kiara, Seedz which were near to LRT station in walking distance.

walking distance is depends on ur phase i guess. for phase 2 still consider ok.summore if too near with LRT also not good..noisy..walking abit..burn the calories biggrin.gif

RM1k is not even worth the trouble as the down payment is at least RM 3k. They are selling Phase 3.. mind as well go check that out and buy from there instead of topping up for the earlier phases.

with its property price..ZR,kiara,seedz sure better rental...but what i can say..majority malaysian cant afford so expensive rental...

if the BLR goes up 0.25%, mean higher interest rate need to service ler...
that is unless bank give better rate to offset the BLR...

today tesco listed okr as the new shop to open in next 6 months
what's ur take?
are they taking this opporunity seeing a lot of residential coming up and expecting high turnover
