Now is 100% refund. If using card, then you loss RM90. That's what I heard from the agent. Went to site office today. I like this area coz it have two routes i can go thru. One is Puchong, One is Kg Muhibbah.
There is a direct route go in between Phase 1 & 2. I guess that one is the road link to Kg Muhibbah rite? Correct me if I'm wrong. I'm still studying the map. Is there a direct route to NKVE/ Shah Alam Highway? Actually, I still undecided whether to buy tis or Paranoma Sentul... Pricing start from RM300k & above. Unit slightly bigger. Got 3 different sizes. Tiles & kitchen stuff they given are pretty. Got two views: Genting or KLCC. But one side got alots of HT. Accessibility is quite ok. Next to it is a school and some colleges. I heard that if is not panel, the the S&P legal fee is not free anymore?
I still waiting for BigHouse to come out with the finalization of the panel. |

This week I'm going for site visit again plus the rest of the going to developed condo plus trying the 1.5km walk to Kg Muhibbah before decide to S&P ^^ Is 31st floor is too high? haha |

Lolz.. I just go & apply from PB bank... so far ok.
Go AmBank but the best they can give me is BLR -2.3. I was like HUH? I told them i got one AmBank Officer called me offer me -2.4. But becoz her service is bad so i come to their branch to get another people to service. UOB will be soon also for I like their 3yrs locking period. PB offer 5yrs but it will start count from the moment the developer billed them. So anyone UOB locking period start from when? And the free loan legal fee is the one where we need to pay the bank rite? Includes stamp duty? does the Budget that give 50% off stamp duty for 1st time buyer still applicable this year? |

Thx for the info. Hmm... mine one is 5 years... semi flex loan for under construction.
I ask him whether can lesser to 3years.. he say cannot.. hmm May I know which branch you went? I'm also 1st time buyer. What I know from the SA is 5% during signed S&P and another 5% after it. Btw, yesterday i went to do site survey... distance between LRT & phase 1. For me is walkable but i doubt the safety coz is kinda dark. You need to use shortcut by walking thru the kg muhibbah blocks which is kinda dark. I try to locate the rumors Jusco position as well apparently I failed. I can't find the land. lolz Phase 3 already launched but selling kinda slow even for the blocks that consist of 2 free parking. RM330k & above. Added on April 25, 2011, 5:59 pmI even went to check the showroom again. Check the brand of the freebies... haha... i keep on looking the room where to put the desktop... where the built in cabinet. I guess is because the price plus the position.
For me phase 3 price did not justify with the apps they have... that's my 2 cents opinion lar.. Added on April 26, 2011, 10:37 amcorner lot depends on which block you target & which phase and facing which side. for me D1 unit 1 is quite nice eventhough is morning sun but you get to have swimming view, garden plus i assume the lake view as well. Every month pay "maintenance fee" RM10. 70% mortgage Capital & advanced repayment. Anytime can deposit but only can withdraw when you reach 70& loan mortgage Low MRTA fees. PB package: 5yrs lock in -2.5 (1st yr), -2.4 (2nd yr onwards) no need open current acc. Need to call to notify the payment Anytime can deposit and only can withdraw min RM5k & above. min 5 yrs MRTA NO Capital & advanced repayment. So far tis is what bank offer me. I'm hoping the commercial will do well. So call to cater all the neighbor new developments who going to complete almost the same time.
This is what I try to make as selling point. To make as one stop solution to cater their daily needs. Various banks & shops to cater them. Then it will auto make our place more "wong" Btw, I heard the BLR will going to up to another 0.25% by next month. From my friend who work with bank. How true the news? I'm not sure.
